The Lessee covenants and age s- to hold and save the <br /> Lessor harmless from any and all liability by reason of personal <br /> injury to any person or,_persons and from -all liabi11 tyfor damage <br /> or in jury to any property of any person or persons- on or about <br /> the premises and -the sidewalks adjacent thereto occasioned by any <br /> act, failure to act or nedligence on the part of the Lessee or <br /> their agents, servants and employees and agree to carry indemnity <br /> insurance against liability for such _injuries and damages in an <br /> adequate amount . <br /> 4. The Lessee further covenants and agrees that they will <br /> not erect or maintain any fences, structures or obstructions on <br /> or near the premises which -will in anyway interfere or obstruct <br /> the free passage to and from the street to the lots immediately <br /> adjacent to the lot herein leased and located to the Last and to <br /> the West thereof , <br /> -5. The Lessee further hereby covenants and agrees with. the <br /> Lessor that if at any time during the term of this said lease, or <br /> any extension thereof, if extended, and if the Lessee places the <br /> business operated by them on-the premises and the improvements <br /> owned by them on the market for sale, and if the Lessee receives <br /> an offer for such business and improvements, which offer is -accept- <br /> able to them, that they will notify the Lessor thereof, in writing, <br /> and the Lessor shall have ten (10) -days within which to elect to <br /> purchase said business and the improvements owned by the Lessee <br /> at such price and upon the terms and conditions agreed upon in the <br /> offer. This paragraph shall have no aonlication in the event of <br /> a sale from one of the Lessees to the other Lessee :- <br /> 6. The Lessee further covenants and agrees that- the inr-operty <br /> herein leased is to be used for the purpose of sale at retail of <br /> alcoholic beverages, and that they will not without the cd nsent of <br /> the Lessor encase in the sale of any-product or products in direct <br /> competition with the Lessee of other 1-ots owned by the Lessor in <br /> such block. <br /> CuVENANIS vF THE LLSSuR <br /> 1 . That the Lessee upon -payino the rents and performinri the <br /> covenants of this lease on their part to be performed shall quietly <br /> occupy and enjoy, Suring said term, the leased premises without any <br /> hinurance or molestation by or on the oart of the Lessor. <br /> 2.
