The Lessee to have the right upon the termination of this <br /> lease and within 30 days thereafter, and if all rents and any other <br /> sums due to the Lessor have been fully paid, to remove from the <br /> premises any building, improvements or equipment which the Lessee <br /> shall place upon. said _premises, all expenses of the removal to be <br /> paid by the Lessee, and the Lessee exbressly agrees to remove from <br /> the premises all concrete foundations and driveways installet and <br /> maintained for such :building and to fill with dirt to sidewalk <br /> level all holes and excavations left by such removal and to restore <br /> the premises to as rood a condition as the same were prior to the <br /> signing of this lease . <br /> It is mutually understood and agreed that the Lessor shall <br /> have, and it hereby is granted, a lien upon any and all improvements <br /> erected upon the premises for any and all rents which are due and <br /> unpaid, and it is further understood and agreed that in the event <br /> the Lessee shall fail and neglect to nay the taxes levied and as- <br /> sessed upon the improvements erected upon the premises that the <br /> Lessor may pay the same and shall have a lien upon such improvements <br /> for the payment thereof. Such amounts so paid to draw interest at <br /> the rate of 6% per annum from the date paid by the Lessors until <br /> repaid by the Lessee . <br /> It is further :Mutually understood and agreed that the Lessee <br /> shall have the right at anytime to redeem for the Lessor by pay- <br /> ment, any mortgages, taxes or other claims upon the orooerty <br /> herein leased in the event of a default of oa'wnent by the Lessor, <br /> and that the Lessee shall be subrogated to the rights of the holder <br /> of such lien. <br /> • <br /> COVENANTS OF THE LESSEE. <br /> The said Lessee, in addition to the covenants hereinbefore con- <br /> tained, hereby covenants and agrees to and with the Lessor as fol- <br /> lows: <br /> 1 . That the Lessee will use and occupy the premises in a care- <br /> ful, safe and proper manner and will not commit or suffer waste <br /> thereon, and will obey all of the ordinances of the City of Grand <br /> Island with respect to said premises and with respect to the clean- <br /> ino of the sidewalk of snow and ice and removing all rubbish that <br /> may accumulate on or around the premises. <br /> 2. That the Lessee will not assign or transfer this lease or <br /> any interest therein nor sublet the premises or any part thereof <br /> without the written consent of the Lessor, but such consent shall <br />
