/6, O — <br /> ARTICLE IV. <br /> TAXES AND ASSESSMENTS: <br /> Lessor agrees to pay all general and special taxes and • <br /> speciel assessments levied and assessed and to be levied and <br /> assessed on the demised premises. Lessee agrees to pay all classes <br /> of taxes levied and assessed and to be levied and assessed upon its <br /> own improvements and property located on said premises. Lessee <br /> shall not be liable for any special taxes or special assessments <br /> except on its own property. <br /> ARTICLE V. <br /> LICENSE AND MAINTENANCE CHARGES: <br /> Lessee shall be liable for and agrees to pay throughout <br /> the term of this lease all license fees and occupation taxes cover- <br /> ing the conduct of its business, and all taxes and charges for water, <br /> gas and electric current consumed by it. <br /> ARTICLE VI. <br /> :uET PO„ IOi <br /> Lessor covenants and s'rees to and with Lessee, its suc- <br /> cessors and assigns, that the rents and charges being paid in the <br /> manner and at the time herein provided, and the obligations on the <br /> part of Lessee being all and singular kept, fulfilled and performed, <br /> Lessee, its successors and assigns, shall lawfully and peaceably <br /> have, hold and occupy the premises hereby leased during the term <br /> herein specified; and Lessor warrants and defends unto Lessee, against <br /> the claims of all persons whomsoever, the premises hereby leased. <br /> Lessor further warrants that it will place Lessee in pos- <br /> session of said premises on the date of the beginning of the term <br /> hereof free from claims of all parties in possession and third <br /> parties claiming rights in and to the use of said premises, and shall <br /> reimburse and hold Lessee harmless for all damages and expenses which <br /> Lessee m.ay suffer by reason of any restrictions, encumbrances or <br /> defects in title to said premises and by reason of breach of the cove- <br /> nant for quiet enjoyment in and to the use of the demised premises <br /> during the term of this lease. <br /> ARTICLE VII. <br /> LAWFUL USE OF ?REMISES: <br /> Lessee covenants and agrees that it will at all times <br /> comply with and observe all laws, statutes, ordinances, regulations <br /> and legal requirements relating to its use of said premises and to <br /> its business to be conducted thereon, and that it will not permit or <br /> suffer said premises to be used for the purpose of carrying on any <br /> illegal business or occupation. <br /> ARTICLE VIII. <br /> PERMITS: <br /> It is understood by the parties that Lessee must procure <br /> certain consents, authorizations, permits and licenses (hereinafter <br /> referred to collectively as "permits" ) to demolish and remove exist- <br /> ing structures from the premises and to construct, maintain, install <br /> and operate thereon the necessary buildings, tanks and other equipment <br /> for operating and conducting an oil and gasoline service station and <br /> - 2 - <br />
