<br /> KNOW ALL MEN BY THESE PRESENTS: That Myrtle A. Cox of the Town of Doniphan,
<br /> County:of Hall, and State of Nebraska, for the consideration of the sum of - - •
<br /> ONE HUNDRED FIFTY and no/100 DOLLARS in hand paid, at or before the ensealing and
<br /> delivery of these presents by Thomas G. Adams of the City of Kansas City, County
<br /> of Jackson, and State of Missouri, have agreed and do hereby agree to hold until
<br /> the 8th day of March, A.D. 1954, at 12 o'clock M., time being the essence and im-
<br /> portant part of this option, subject to the order of the said Thomas G. Adams, or
<br /> assigns, the following described property, to-wit:
<br /> The South Half (Si) of the Northwest Quarter (NW*) of
<br /> Section Seventeen (17), Township Nine (9), Range Nine (9)
<br /> West of the 6th P.M., in Hall County, Nebraska, subject
<br /> also to the rights of Robert Engel, the occupying tenant
<br /> I of said premises;

<br /> or to transfer the said property at 'any time within the time above prescribed, to
<br /> the said Thomas G. Adams or such person or persons as he may direct at and for the
<br /> price of TWENTY-SIX THOUSAND EIGHT HUNDRED and no/100 DOLLARS good and lawful
<br /> money of the United States of America, payable on the following terms: Cash; the
<br /> said Thomas G. Adams, in addition to the price paid for this option above stated,
<br /> agrees to pay said Myrtle A. Cox and Robert Engel, as their interests may appear,
<br /> a reasonable amount for all damages done by him or his agents to the wheat crop
<br /> now growing on said premises and to restore the ground to the same physical con-
<br /> tour as it now is within a reasonable time after the termination of this option,
<br /> in the event that he fails to exercise this option to purchase; said Thomas G.
<br /> Adams is further to hold said Myrtle-A. Cox harmless from any claims made by said
<br /> occupying tenant against her on account of her granting this option; said Thomas '
<br /> G. Adams, if he fails to exercise this option to purchase, shall refill any holes
<br /> made by him on said premises with the materials which may be removed by core drill-
<br /> ing, so that upon the expiration of this option without his having exercised the
<br /> same, said premises will be returned within a reasonable time to the approximate
<br /> condition in which they now are, excepting only for such necessary damage to the
<br /> crops resulting from such drilling, which crop damage shall be paid for by said
<br /> Thomas G. Adams to said Robert Engel and Myrtle A. Cox, as their interests may
<br /> appear;
<br /> In the event that the holder or holders of this option shall decide to pur-
<br /> chase the said property at the above price and terms within the said time, then
<br /> and in that case, the said amount paid for this option shall be credited upon the
<br /> said purchase price, but in the event the holder or holders hereof do not conclude
<br /> the purchase above named within the time prescribed, then and in that case, the
<br /> said amount paid for this option shall be retained by the undersigned in full satis-
<br /> faction for holding the property subject to the said order for the said time.
<br /> It is provided, however, that in case there should be any delay on the part
<br /> of the undersigned in perfecting the title to the above property for more than
<br /> fifteen days after notice of the election of the holder or holders hereof to
<br /> purchase the said property, then and in that case the holder or holders hereof
<br /> reserve the right to cancel this option and receive back the consideration herefor
<br /> or to extend the time until said title is perfected.
