with full and general warranties of title, in form satisfactory to Buyer, conveying title to said premises in fee simple to Buyer and bearing revenue stamps in the proper amount affixed by Owner, and upon the delivery of said deed, Buyer shall, by his certified check, pay the purchase price less the consider- ation paid for this Option and less any deduction allowed under Paragraph 4. and less an amount equal to any liens and encumbrances on such title. Any notices shall be deemed given when deposited in the mail registered and postage prepaid bearing the address hereinabove stated for the respective party. 4.. On the date of transfer of title, full possession of said premises shall be delivered to Buyer in their present con- dition and free of tenants. All risks of loss or damage up to the date of transfer shall be upon Owner, and in the event of any damage to or loss or destruction of said premises, or property covered by this instrument, Buyer may, at its option, also deduct from the purchase price an amount equal to the proceeds receivable under any insurance as to an insured risk fully insured against or equal to the estimated replacement value of such damage, loss or destruction as computed by building contractor selected by Buyer. All taxes and assessments for the current year shall be apportioned as of the date of transfer. 1" = / 5.
