Kansas <br />Cairo, NE 68824 <br />D~ <br />You are hereby given Notice of Default under a Deed of Trust executed by Shawn D. <br />Myrick, a single person, dated August 15, 2011 and recorded August 15, 2011, as Document No. <br />20110655 in the Office of the Register of Deeds of Hall County, Nebraska; said Deed of Trust <br />securing the following property: <br />Lot Nine (9), Block Three (3), Robinson's Addition to Cairo, Hall County, <br />Nebraska, and that part of vacated alley more particularly described in <br />Ordinance No. 274, filed December 20, 1991, in the Register of Deeds Office As <br />Document No. 91-108540 <br />said Deed of Trust being in favor of C & A Properties, LLC, a Nebraska Limited Liability <br />Company, Trustee and Beneficiary under said Deed of Trust. <br />Said default under the terms of said Deed of Trust has occurred by virtue of nonpayment of <br />the payments as they became due and payable under a Trust Deed Note dated August 15, 2011, in <br />the principal sum of SEVENTY-THREE THOUSAND AND 00/100 DOLLARS ($73,000), with a <br />total principal balance due and owing as of February 1, 2012, of SEVENTY-TWO THOUSAND <br />THREE HUNDRED SEVENTY-TWO AND 02/100 DOLLARS ($72,372.02), unpaid interest of <br />NINE HUNDRED SIXTY-FIVE AND 81/100 DOLLARS ($965.81), for a total pay off of <br />SEVENTY-THREE THOUSAND THREE HUNDRED THIRTY-SEVEN AND 83/100 <br />DOLLARS ($73,337.83), and per diem interest accruing at the rate of eight percent (8%) from and <br />after February 1, 2012. <br />In addition, Trustor is hereby liable to Trustee, C & A Properties, LLC, for all fees and <br />costs associated with this default and recovery pursuant to Nebraska Statute §76-1012. <br />By virtue of said default, Trustee, C & A Properties, LLC, has determined to sell or cause to <br />be sold the trust property to satisfy the obligations referred to above. <br />The default may be cured within Thirty (30) days of the filing of this Notice, and the <br />obligations of the Deed of Trust may be thereby reinstated as provided in Nebraska Statute §76- <br />1012. <br />DATED: March w '2012 <br />
