<br /> Party of the First Part, and PETE FOTINOS, Party of the Second Part;

<br /> these presents grant, bargain, sell , remise, release, convey and confirm unto Party
<br /> of the Second Part and his heirs and assigns forever, all of the following described

<br /> the Second Part, his heirs and assigns, that she is `lawfully the Executrix of the
