<br /> � t , THIS MASTER DEED AND DECLARATION, made this ?�day of
<br /> N ,. 1974, by WEST THIRD DEVELOPMENT COMPANY, a Nebraska
<br /> corporation (herein called "Declarant") , for itself, its successors,
<br /> grantees and assigns.
<br /> I. PURPOSE AND NAN�. �
<br /> The purpose of this Master Deed is to submit the lands herein
<br /> described and the improvements built thereon to the condominium form of
<br /> ownership and use in the manner provided by Sections 76-801 through
<br /> 76-823, R.R.S. Nebraska (herein called "Condominium Act") , and the name
<br /> by which this condominium is to be identified is Riverdale Hamlet
<br /> � Condominium Property Regime.
<br /> . II. INVOLVED PROPERTY.
<br /> The lands owned by the DecTarant which are hereby submitted
<br /> to the condominium regime are described as follows:

<br /> � �� Nebraska, as surveyed, platted and recorded, as more

<br /> fully shown on Exhibit "A" attached hereto, and by this
<br /> reference incorporated herein.
<br /> III. DEFINITIONS:
<br /> Except as hereinafter noted, the definitions set forth in
<br /> Section 76-802, R.R.S. Nebraska shall govern this Master Deed and the
<br /> By-Laws, attached hereto as Exhibit "B", and by this reference incorporated
<br /> herein.
<br /> a. "Apartment" shall mean and include: All airspace in basements,
<br /> rooms, attics and garages, whether attached or unattached; air conditioning
<br /> compressors or units; perman.ent gas, charcoal burning or electric barbecue
<br /> grills, screening, window glass, exterior and interior doors: and garage windows,
<br /> screening and doors, but shall not include structural walls, common walls,
<br /> � interior walls, roofs, floors and ceilings, except for the unit-side surfaces
<br /> thereof, which shall be included in the definition "Apartment".
<br /> b. "Condominium" shall mean the. entire. condominium project including , •
<br /> � all. buildings, land, and other improvements upon the land as set forth in this
<br /> Master Deed as a part of the condominium regime.
<br /> c. "General Common Elements" shall inelude: The land on which the
<br /> buildings stand, including all of the surrounding lands embraced within the
<br /> legal description specified in Paragraph II above; the exterior surfaces of
<br /> all buildings and garages except for screening, w.indow glass, exterior doors
<br /> and garage doors; exterior water taps which may be used by the owners Association
<br /> for watering and maintenarice of common areas; the foundation, common wails, main
<br /> walls, roofs,. yards and 'gardens, drives, walks, parking areas, utility building,
<br /> and all parts: o� the property and improvements which are not. located within the
<br /> apartments or denoted as "limited common elements" as shown on the attached plans.
