<br /> said Sdutheast Quarter of the Southwest Quarter (SE1/4SW1/4.),
<br /> said tract containinq 2 .82 acres , more or less, of which 1.00 •
<br /> acre, more or less, is .an existing road or street right-of-
<br /> way, and 0.04 acre, more or less, is an existing sanitary
<br /> sewer easement, and 0 .01 acre, more or less, is an existing.

<br /> plat dated September 18, 1974, marked Exhibit "A" , at�ached

<br /> TO IiAVE AND TO HOLD the above described premises together
<br /> with all tenements, hereditaments and appurtenances thereto belonging
<br /> unto the Grantee and to Grantee's succ�ssors and assigns forever;
<br /> subject, however, to Grantor's right, which is hereby reserved,
<br /> to establish up to three driveways across said premises, each
<br /> to be up to a maximum of eighty feet wide, measured east and
<br /> west, the locatic�s of the driveways to be established by mutual
<br /> . consent of the �r�ntor and the Grantee, which consent shall not
<br /> be unreasonably withheld under the conditions then existing.
<br /> The Grantor does hereby covenant with the Grantee, and with
<br /> Grantee's successors and assigns that Grantor is lawtully seized
<br /> of said premises; that they are free from encumbrance except �
<br /> easements of record; that Grantor has good right and lawful authority
<br /> to convey the same; and that Grantor warrants and will defend
<br /> • the title to said premises' against the lawful claims of Grantor
<br /> . and all persons claiming any right or title through Grantor.
<br /> This Deed is given upon the express ur�derstanding and condition
<br /> that the real estate hereby conveyed is to be used solely and
<br /> exclusively for the construction and maintenance of public roads
<br /> and public utilities forever and that upan breach of this condition
