<br /> Virgil G. Beavers and Eleanor Beavers, husband and wife, each .in his
<br /> and her own right, and as spouse of the other; and Ronald P. Jones and

<br /> spouse of the other, as Grantor, whether one or more, for One Dollar

<br /> The North forty and no hundredths (40.0) feet of said West Half
<br /> of the Northeast Quarter (WZNE4) , except the East two hundred
<br /> eighty-five and no hundredths (285.00) feet thereof; said tract
<br /> containing 0.95 acres, more or less, of which the .Northerly 33
<br /> feet of said tract containing 0.78 acre, more or less, is existing
<br /> road or street right-of-way, and subject to a sixty (60) foot
<br /> wide easement for road use along the west side of this tract,
<br /> recorded .in Deed Book 174 at Page 543 in the office of the Hall

<br /> successors and assigns that Grantor is lawfully seized of said premises;
<br /> that they are free from encumbrance except easements of record; that Grantor
<br /> has good right and lawful authority to convey the same; and that Grantor
