<br /> Know a11 men by these presents that in pursuance of an Order
<br /> of the Hon. Edward Dixon, Judge of the County Court of Na11 County,

<br /> Nebraska, made on the 22nd day of May, 1974, I was licensed by said Judge
<br /> to sell at public auction in the manner provided bv law, the real estate
<br /> hereinafter described; that thereupon I gave notice of the time and place
<br /> � therein specified; after said sale had been held open one hour, I sold �
<br /> �r ,
<br /> said real estate, hereinafter described, at public auction, to Ear1 Sparks
<br /> and Gladyce L. Sparks, husband and wife, as joint tenants with right of
<br /> survivorship and not as tenants in common, said buyers being the highest
<br /> bidder therefor; that said sale was thereupon reported to saad Judge of
<br /> the County Court and by him in all things confirmed, and I was ordered to
<br /> make a deed of said premises to said purchasers.
<br /> NOW, THEREFORE, I, E. Merle t�lcDermott, Guardian of the Estate
<br /> of Molly A Petersen, an Incompetent, in consideration of the premises and
<br /> the sum of Twenty Two Thousand Fifty & No/100 ($22,050.Q0) Dollars, so
<br /> bid and paid b,y Earl Sparks and Gladyce L. Sparks, and by virtue of the
<br /> powers entrusted to me b,y said order and proceedings, do by these presents
<br /> grant, sell and convey unto the said EarT Sparks and Gladyce L. Sparks,
<br /> husband and wife, as joint tenants with right of survivorship and not as
<br /> tenants in common, and unto their assigns or to the heirs and assigns of
<br /> the survivor of them, the real estate described as follows, to-wit:
<br /> � Lot Ten (10) , in B1ock Twelve (12), in Schimmer's Addition
<br /> to the City of Grand Island, Hall County, Nebraska;
<br /> with a11 the appurtenances thereunto belonging unto the grantees and to
<br /> their assigns or to the heirs and assigns of the survivor of them forever.
<br /> It is the intention of all parties hereto that in the event of
<br /> the death of either of the grantees, the entire fee title to said real
<br /> , property shall vest in the surviving grantee.
