<br /> �� THIS DEED entered into this �`� day of May, 1974, by and between
<br /> � Bernina Boltz and Pearl Schultz, Co-executrices under the Last Will and
<br /> Testament of Dorothy Elwick, deceased, Grantors, and Norman W. Happold
<br /> Grantee;
<br /> WT'�NESSETH, that the Grantors, being the duly appointed, qualified
<br /> and acting Co-executrices of Dorothy Elwick, deceased, under. the Last Will
<br /> and Testament admitted to probate in the County Court of Ha11 County,
<br /> Nebraska in Estate No. 893.2 by virtue of the power and authority granted
<br /> them under said will, and in consideration of the sum of Twenty-Eight
<br /> Thousand: Six Hundred Dollars ($28,600.00) , to them paid by the Grantee,
<br /> receipt whereof is hereby acknowledged, do by these presents grant, bargain,
<br /> sell, remise, release, convey and confirm unto the Grantee, and to his
<br /> heirs, devisees, and assigns, forever, the following described real estate,
<br /> to-wit:
<br /> Southeast Quarter. of the Northeast Quarter (SE4NE4)
<br /> of Section Thirteen (13) , Township Nine (9) , NortYi,
<br /> Range Nine (9) , West of the 6th P.M., in Hall County,
<br /> Nebraska, subject to easements of record,
<br /> Together with all and aingular the tenements, hereditaments. and appur-
<br /> tenances thereunto belonging or in anywise appertaining and also all of
<br /> the estate, right, title, interest, property, possession, claim and
<br /> demand w�atsoever, which the said Testatrix had in her lifetime, and at
<br /> the time of her decease, and which the said Grantors have by virtue of
<br /> the said Last Will and Testament, or otherwise, of in or to the above
<br /> granted premises, and every part and parcel thereof with the appurtenances;
<br /> TO HAVE AND TO HOLD the said premises with the hereditaments and
<br /> appurter�ances thereof unto the said Grantee and to his heirs, devisees,
<br /> and assigns, forever. -
<br /> Grantors for themselves, their successors; heirs, executors, and
<br /> administrators covenant with the Grantee that they are lawfully the Co-
<br /> executr.ices under the Last .Will and �Testament of Dorothy Elwick, deceased;
<br /> that they are lawfully seized of said premises; that said premises are free
<br /> from encumbrances and that they have power to convey the same; that they �
<br /> have in all respects acted,. in making this conveyance, pursuant to the .
<br /> authority granted them under the Last Will and Testament of Dorothy Elwick,
<br /> deceased; that they have not done, made, or suffered any. act, matter,
<br /> or thing whatsoever, since they were Co-executrices of said estate, whereby
<br /> said premises or any part thereof, are, shall, or may be impressed, charged,
<br /> or encumbered in any manner whatsoever; that they will promptly complete
<br /> the said estate proceedings and will effect a release of any existing
<br /> or po�ential liens against these premises arising therefrom.
