<br /> In pursuance�'of an order of tl�e Honorable Edward E.
<br /> Dixon, Judge of the Cou�ty Court of the Eleventh Judicial District,
<br /> Hall County, Nebraska, made on the llth day of February, 1974, •
<br /> I was licensed by said Judge to sell at public auction in the
<br /> manner provided by law, the real estate herein described; that
<br /> thereupon I gave notice of the time and place of said sale as
<br /> required by law and at the time and place therein specified,
<br /> after said sale had been. held open 1 hour I sold said real estate,
<br /> at public auction to Dayton E. Stevens and Helen Stevens, husband
<br /> and wife, as joint tenants and not as tenants in common, they
<br /> � being the highest bidder therefor, that said sale was thereupon
<br /> reported to said Judge of the County Court and by him in all
<br /> things confirmed and I was ordered to make a deed of said premises
<br /> , to said purchasers.
<br /> Now, �herefore, I Stanley V. Menck, guardian of Dora
<br /> C. Menck, in consideration of the premises in the sum of $8,300.00
<br /> so bid and paid by Dayton E. Stevens and Helen Stevens, husband
<br /> and wife, as joint tenants and not as tenants in common and by
<br /> virtue of the powers intrusted in me by said order and proceedings
<br /> do by these presents, grants, sell and convey unto the said
<br /> Dayton E. Stevens and Helen Stevens, husband and wife, as joint
<br /> tenants and not as tenants in common, and unto their heirs and
<br /> assigns the real estate described as follows, to-wit:
<br /> Lot 3 in Block 14 in Russell Wheeler' s
<br /> � Addition to the City of Grand Island,
<br /> Hall County, Nebraska, as the same is
<br /> surveyed, plated and recorded
<br /> with all the appurtenances thereto beSonging to have and to
<br /> hold the same unto them the said Dayton E. Stevens and Helen
<br /> Stevens and to their heirs and assigns forever. ,
<br /> It is the intention of all parties hereto, that in the
<br /> event of the death of either of said grantees, the entire fee
<br /> simple title to the real estate described therein shall vest in
