<br /> . Evelyn E. Larsen, a single person, sole residuary legatee and devisee

<br /> Grantor whether one or more, in consideration of One Dollar ($1.00) and to correct
<br /> title, received from Grantees, does quitclaim, grant, bargain, sell, convey and con-
<br /> firm unto Marvin J. .Rickert and Jane E. Rickert, husband and wife, as joint tenants
<br /> with right of survivorship, and not as tenants in common, the following described
<br /> real property in Hall County, Nebraska:
<br /> A tract of land in the Southw�st Quarter (SWo) , Section Six (6) , Township Ten (10)
<br /> North, Range Eleven (11) West of the 6th P.M. , Hall County, Nebraska, more particularly
<br /> described as follows: Beginning at the Northwest corner of the Southwest Quar.ter of
<br /> said Section 6; thence Easterly along and upon the North line of said Southwest Quarter
<br /> a distance of One Thousand Five Hundred Forty (1,540) Feet; thence in a Southerly direction
<br /> and parallel to th��We's'f 1in� of .said Seuthwest Quarter a distance of One Thousand Two
<br /> Hundred Ninety (1,290) Feet; thence in a Westerly direction and parallel to the North
<br /> line of said SoutT�west Quarter a distance of Nine Hundred Thirty-six (936) Feet; thence
<br /> deflecting left 59� 54' and in a Southwest�rly direction a distance of Four Hundred
<br /> Twelve (412) Feet,to a point; thence deflecting right 52� 42' and running Westerly
<br /> Three Hundred Ninety-four and;,One�Tenth (3'�4.1) Feet to a point on the West line of
<br /> said Southwest Quart.er;,, tli�.nE� in a ,Northerly direction along and upon the West line
<br /> of said Southwest' Quarter a distance of One Thousand Six Hundred Ninety-nine and One
<br /> Tenth (1699.1) Feet to the point of beginning and containing 47.33 acres, more or
<br /> less.
<br /> The above Grantor intends by this Deed to relinquish all right, title and interest
<br /> in and to the above described property previously conveyed to the Grantees by Henry
<br /> G. Stevens, now deceased, and his wife, Clara A. Stevens, by Warranty Deed recorded
<br /> November 18, 1970, in Book 163 at Page 10 of the Deed Records of Hall County,
<br /> Nebraska, and which property was erroneously described in a Warranty Deed from
<br /> •Henry G. Stevens and Clara A. Stevens, husband and wife, to Evelyn E. Larsen and
<br /> Henry G. Stevens, which is recorded in Book 173 at Page 26 and in a Warranty Deed
<br /> from Henry G. Stevens and Clar_a A. Stevens, husband and wife, to Evelyn E. Larsen,
<br /> which is recorded in Book 173 at Page 24, all in the Deed Records of Hall County,
<br /> Nebraska.
<br /> To have and to hold the above described premises together with all tene-
<br /> :nents, hereditaments and appurtenances thereto belonging unto the Grantees and to
<br /> their assigns, or to the heirs and assigns of the survivor of them forever.
<br /> It is the intention of all parties hereto that in the event of the death of
<br /> either of the Grantees, the entire fee sim�le title to the real estate shall vest in
<br /> the survivirig Grantee.
