<br /> and between Clarence Brandt, Guardian of Carla Braridt, a minor, Grantor,
<br /> and Jon A. Baker and Sharon L. Baker, as joint tenants, Grantees;
<br /> WITNESSETH, that the Grantor, being the duly appointed, qual.ified,
<br /> and acting Guardian of Carla Brandt, a minor, under appointment by
<br /> and licensed to sell real estate issixed from the County Court o£ Hall
<br /> County, Nebraska, by virtue of the power and authority granted him under
<br /> said 'license to sell real estate, and in consideration of the sum of
<br /> Four Hundred & no/100 ---___ ($400.00) ---______Dollars, to him paid by
<br /> the Grantees, receipt whereof is hereby acknowledged, does by these
<br /> presents grant, bargain, sell, remise, release, convey and confirm unto
<br /> the Grantees, as joint tenants, and to their assigns, and to the heirs,
<br /> devisees, and assigns of the survivor as betweeri them, the follo��ring
<br /> described real estate, to-wit:

<br /> part and parcel thereof with the appurtenances;
<br /> TO HAVE AND TO HOLD the said premises with the hereditaments and '
<br /> appurtenances thereof unto the said Grantees and to their assigns, and
<br /> to the heirs, devisees, and assigns of the survivor as between them,
<br /> forever.
<br /> Grantor for himself, his successors, heirs, executors, and admin- ;=
<br /> istrators covenants with the Grantees that he is lawfully the Guardian
<br /> oi Carla Brandt, a minor, and that license to se.11 the interest of, said .
<br /> minor in such real estate has been issued to him by the County,Court of
<br /> Hall County, Nebraska; that he is lawfully seized of the interest of
<br /> said minor in said premises; that said premises are free from encu�nbrances
