<br /> � That Edward H. Becker, as Executor of the Estate of Ida
<br /> M. Becker, Deceased, (also known as Ida Becker) and pursuant
<br /> to authority granted him by the Last Will and Testament of
<br /> Ida M,. Becker, which is of record in the office of the Probate
<br /> Cou�t of Hall County, Nebraska, in consideration of EIGHTY-
<br /> FIVE HUNDRED AND NO/100 DOLLARS ($8,500.00) , in hand paid to
<br /> him by the Grantees,hereby grants, conveys and confirms unto
<br /> Gerald L. Sears and Constance M. Sears, husband and wife, as
<br /> � joint tenants and not as tenants in common, the following_ � �
<br /> described premises situated in Hall County, Nebraska, to-wit:
<br /> Fractional Lot Number Four (4) , in Fractional
<br /> Block Number One Hundred Forty-Eight (148) , in

<br /> Addition to the City of Grand Island, Hall
<br /> County, Nebraska, and so much of Lot Dne (1)
<br /> of the County Subdivision of a part of the
<br /> West Half of the Southwest Quarter (WZSW4)
<br /> of Section Fifteen (15) , in Township Eleven
<br /> (11) North, Range Nine (9) West of the Sixth
<br /> (6th) P.M. , in Hal1 County, Nebraska, to make
<br /> a full lot of said Fractional Lot Four (4) ,
<br /> in Fractional Block One Hundred Forty-Eight
<br /> (148) , in Union Pacific Railway CompanyTs
<br /> Second Addition;-the said two fractions making
<br /> one complete lot having a frontage of Sixty-
<br /> Six Feet (661 ) on Division Street and depth of
<br /> One Hundred Thirty-Two Feet (1321), �
<br /> together with all tenements, hereditarnents and appurtenances
<br /> thereunto belonging and all the estate, right, title, interest,
<br /> claim or demand whatsoever of the said Testatrix in and to the �
<br /> same or any part thereof. '
<br /> It is the intention of all parties hereto that in the event
<br /> of the death of either of the Grantees, the entire fee simple
<br /> title to the real estate shall vest in the surviving Grantee.
<br /> TO HAVE AND TO HOLD the above-described premises unto the
<br /> said Gerald L. Sears and Constance M. Sears, husband and wife,
<br /> as joint tenants and not as tenants in common, and to their
<br /> assigns, or to the heirs and assigns of the survivor of them,
<br /> forever. And the Grantor hereby covenants that he is lawfully
<br /> the Executor of the Last i�iill and Testament of Ida M. Becker,
<br /> Deceased, and has power to convey as aforesaid, that said
<br /> premises are free from liens and encumbrances, including any
