<br /> of ELLA M. WELDON, Deceased, Grantor, and MARCUS D. WELD�N, of Lancaster
<br /> County, Nebraska as Grantee.
<br /> WITNESS, that the Trust Estate of Ella M. Weldon, Deceased under .
<br /> • her Last Will and Testament, admitted to probate in the County Court of
<br /> Hall County, Nebraska, by virtue of the power and authority granted him
<br /> under said Will, and in consideration of the sum of One Dollar ($1.00)
<br /> to him paid by Grantee, receipt whereof is hereby acknowledged, does by
<br /> these presents grant, bargain, sell, remise, release, convey, and confirm
<br /> unto the Grantee, and to his assigns forever, the following described real
<br /> estate, to=wit: �
<br /> All my right, title, and interest as Trustee, in and to `
<br /> the Northwest Quarter (NW%) of Section Thirty ( 30) , in
<br /> Township Ten (10) North, Range Eleven ( 11) , West of the
<br /> 6th P.M. , in Hall County, Nebraska, subject to any ease-
<br /> ments, covenants, rights-of-way and roacls.
<br /> Together with all and singular the tenements, hereditaments and appurten-
<br /> ances thereunto belonging or in anywise appetaining and also all of the
<br /> estate, right, title, interest, property, possession, claim and demand
<br /> whatsoever, which the said Testatrix had at the time of h�r decease, and
<br /> which the said Grantor has by virtue of the said Last Will and Testa-
<br /> ment, or otherwise, of in or to the above granted premises, and every
<br /> part and parcel thereof with the appurtenances;

<br /> appurtenances thereof unto the said Grantee and to his assigns forever.
<br /> Grantor, for himself, his successors, heirs, executors, and
<br /> administrators covenants with the Grantee that he is lawfully the
<br /> Trustee under the Last Will and Testament of Ella M. Weldon, Deceased;
<br /> that he is lawfully seized of said premises; that said premises are
<br /> free from encumbrance except as excepted above, and that he has power
<br /> to convey the same;• that he has in all respects acted, in making this
<br /> conveyance, pursuant to the authority granted him under the Last Will
<br /> and Testament of Ella M. Weldon, Deceased; that he has not done, made, or
<br /> suffered any act, matter or thing whatsoever, since he was Trustee of
<br /> said estate, whereby said premises or any part thereof, are, shall or may
<br /> be impressed, charged, or encumbered in any manner whatsoever.
