<br /> THIS DEED entered into th'is �day of January, 1974 by and
<br /> between "0. William,VonSeggern, Referee in partition suit proceedings
<br /> pending in.t�he:�Dis;trict Court of Hall County, Nebraska in Case No.
<br /> 18701, wherein :Meta Wiegert is plaintiff and Erna Wegne�, et al,
<br /> are defendants, Grantor, and A. W. Hedgecock is the Grantee;
<br /> WITNESSETH, that the Grantor, being the duly appointed, qualified
<br /> ` and acting Referee in said partition suit proceedings, by virtue of
<br /> the order therein of the District Court of Hall County, Nebraska
<br /> directing the Grantor to convey the following described premises to
<br /> said Grantee, in consideration of the sum of Fifty-Five Thousand
<br /> ($55,000.00.) Dollars, to him paid by the Grantee, receipt whereof is '
<br /> hereby acknowledged, does by these presents grant, bargain, sell,
<br /> remise, release, convey, and confirm unto the Grantee, and to his
<br /> assigns, the following described real estate, to-wit:
<br /> The West Half of the Southeast Quarter of the Southwest
<br /> Quarter (W�SE�SW�) in Section Twenty=Three (23) , and
<br /> Lot Four (4) Island, being the only premises in said
<br /> section known as Lot 4, all in said Section Twenty-Three
<br /> (23) , Township Eleven (11) North, Range Nine (9) , y�est
<br /> of; the 6th P.M., in Hall County, Nebraska, subject to
<br /> the easement and right-of-way owned by the City of
<br /> Grand Island, a Municipal Corporation, for ,the construc-
<br /> _ tion, maintenance and operation of electrical trans-
<br /> mission and distribution lines, and such easement and
<br /> right-of-way containinq l.9 acres of the above described
<br /> premises and fully described in drawing recorded in
<br /> Book 21 at Page 603 of Miscellaneous in the office of
<br /> the Register of Deeds of Hall County, Nebraska,
<br /> Together with all and singular the tenements, hereditaments and appur-
<br /> tenances thereunto belonging or .in anywise appertaining and all of
<br /> the estate, right, title, interest, property, possession, claim and
<br /> demand whatsoever which the owners of said premises had at the time of
<br /> the filing of said partition suit proceedings, and which the Grantor
<br /> : has by virtue of being the Referee in said partition suit proceedings,
<br /> of, in, or to the above granted premises, and every part and parcel
<br /> thereof with the appurtenances;
<br /> ; TO HAVE .AND TO HOLD the said premises with the hereditaments and
<br /> appurtenances thereof unto the said Grantee and his assigns, forever.
<br /> Grantor for himself, and his successors, covenants with the
<br /> Grantee that he is the Referee in said partition suit proceedings and
<br /> I that he is acting herein in making this conveyance pursuant to the
<br /> f authority granted him by the District Court of Hall County, Nebraska
<br /> I in said proceedings. �
