<br /> THAT WE, Verla R. Crockett and William J. Crockett, wife and husband;
<br /> Dorothy K. Newby and William H. Newby, wife and husband; and Helene
<br /> K. Figy and William H. Figy, wife and husband, herein called the
<br /> grantors, in consideration of One Dollar and No/100 ($1.00) and other
<br /> valuable ,considerations received from grantees, do hereby grant,
<br /> bargain, sell, convey and confirm unto Clayton L. Robb and C. William
<br /> Robb, as Tenants-in-Common, herein called the .grantees, the following
<br /> described real property in Hall County, Nebraska:
<br /> The Northwest Quarter (NWQ) , the Northeast Quarter of the
<br /> Southwest Quarter (NEaSWa) , the West Half of the Northeast
<br /> Quarter (WZNE4) , and the Northeast Quarter of the Northeast
<br /> Quarter (NE4NE4) of Section One (1) , Township Nine (9) North,
<br /> Range Ten (10) West of the 6th P.M. , reserving unto the
<br /> grantors for themselves and their assigns an undivided one-
<br /> half interest in all of the oil, gas, and other minerals
<br /> and mineral rights, not including sand and gravel, whether
<br /> metallic or non-metalli.c in and under the land described
<br /> herein, for a period df 20 y.ears from December 20, 1973,
<br /> with the right of ingress and egress to and from said land
<br /> for the purpose of drilling, exploring and mining and in
<br /> every way operating for such mineral and removing the same,
<br /> either through themselves or their' lessee.
<br /> To have and to hold the above described premises together with all
<br /> tenements, hereditaments and appurtenances thereto belonging unto
<br /> the grantees and to grantees' heirs and assigns forever.
<br /> And the grantors do hereby covenant with the grantees and with grantees'
<br /> heirs and assigns that grantors are lawfully seised of said premises;
<br /> that they are free from encumbrance; that grantors have good right and
<br /> " lawful authority to convey the same; and that grantors warrant and will
<br /> defend the title to said premises against the lawful claims of all
<br /> � persons whomsoever. •
