<br /> THIS DEED entered into this 7th day of'December, 1973, by and between
<br /> , Arthur C, Maiyer, Executor under the Last Will and Testament of Edna Bohn,
<br /> deceased, who w�s also known as Edna M. Bohn, Grantor, and Eclward C.
<br /> Detweiler and Jody A. Detwei.ler, as joint tenants, Grantees;
<br /> ` WITNESSETH, that the Grantor, being the duly appointed; qualified
<br /> and acting Executor of Edna Bohn, deceased, under the Last Will and
<br /> Testament admitted to probate in the County Court of Hall County,Nebraska,
<br /> in Estate No. 8812, by virtue of the power and authority granted him
<br /> under said Will, and in consideration of the sum of Seventeen Thousand
<br /> Five Hundred Dollars ($17, 500.00) , to him paid by the Grantees, receipt
<br /> whereof is hereby acknowledged,, does by these presents grant, bargain,
<br /> sell, remise, release, convey and confirm unto the Grantees, as joint
<br /> tenants, and to their assigns, and to the heirs, devisees, and assigns of
<br /> the survivor as between them, the following described real estate, to-witz
<br /> � The Southerly 36� feet of that certain Iot measured 66 �
<br /> feet by 132 feet, formed by Fractional i;ot 4 in Fractional
<br /> Block 101 in Koenig & Wiebe's Addition and its complement,
<br /> Fractional Lot 4 in Fractional Block 101 in Railroad
<br /> Addition, both Additions being in the City of Grarid Island,
<br /> Nebraska.
<br /> Together with all and singular the tenements, hereditaments and appur-
<br /> tenances thereunto belonging or in anywise appertaining and also all of
<br /> the estate, right, title, interest, property, possession, claim and
<br /> demand whatsoever,which the said Testatrix had in her lifetime, and at
<br /> the time of her decease, and which the said Grantor has by virtue of
<br /> the said Last Will and Testament, or otherwise, of in or to the above
<br /> granted premises, and every part and parcel thereof with the appurtenances;
<br /> TO HAVE AND TO HOLD the said premises with the hereditaments and
<br /> appurtenances thereof unto the said Grantees and to their assiqns, and
<br /> to the heirs, devisees, and assigns of the survivor as between them,
<br /> � forever.
<br /> Grantor for himself, his successors, heirs, executors, and admin-
<br /> istrators covenants with the Grantees that he is lawfully the Executor
<br /> under the Last Will and Testament of Edna Bohn, deceased; that he is
<br /> lawfully seized of said premises; that said premises are free from en-
<br /> cumbrances and that he has power to convey the �ame; that he has in all
<br /> respects acted, in making this conveyance, pursuant to the authority
<br /> granted him under the Last Will and Testament of Edna Bohn, deceased;
<br /> that he has not done, made, or suffered any act, matter, or thing what-
<br /> soever, since he was executor of said estate, whereby said premises or any
<br /> part thereof, are, shall, or may be impressed, charged, or encumbered
<br /> in any manner whatsoever; that he will promptly complete the said estate
<br /> proceedings and will effect a release of any existing or potential liens
<br /> against these premises arising therefrom.
