<br /> R. Bedder and Dorothea Martine B.-, , husband and wife, have given a FTomissory Note and
<br /> Trust Deed to Thor State Bank of Cairo, as Trustee and Beneficiary, which is filed iyr record at
<br /> Instrument No. 90-10748'x' .,if the official records of Hall County, Nebraska; and,
<br /> WHER5AS, Raymond Beekler and Neorni Beclder, by her Attorney in Fact, Raymond
<br /> Beckler, under frrfrble Power of Attorney dated January 16, 1997, husband and wife; and
<br /> Edward R. Bed'der and 11N)mthea Martine Beckler, husband and wife, have sold a portion of the
<br /> real -estate described in the Ekeed of Trust to The Burlington Northern and Santa Fe Railway
<br /> Company, successor in interest to the Burlington Northern Railroad Company, ar:d demands that the
<br /> Trustee reconvey to them the property sold to the Railway; and,

<br /> WHEREAS,, Raymond Bedder and Neonti Beckler, by her Attorney in Fact, Raymond
<br /> BecUer, under Dutble Power of Attorney dated Ja'_suary 16, 1"7, husband and wife; and
<br /> Edward R. Beckler and Porathea Maxine Beckler, husband and wife, have requested in writing
<br /> that this heed of Partial Reconveyance be executed and delivered to them as confirmed by the
<br /> endorsement below.
<br /> NOW THEREFORE, for $1.00 and other good and valuable consideration, the receipt
<br /> which is h,,Teby acknowledged, and in accordance with the request of the Beneficiary, The State Bank
<br /> of Cairo, as Trustee doe,; grant, remise, release and reconvey the following described real estate to
<br /> Raymond Beckler and Neomi Beckler, by her Attorney in Fact, Raymond 13eckler, under
<br /> burble Power of Attorney dated January 16,1997, husband and wife; and Edward*& Beckler
<br /> and Borathes Maxine B'eckler, husband and write:
<br /> A strap of land lying; contiguous to and Northeasterly of The Burlington Northern and Santa
<br /> Fe. Railway Company's (formerly Chicago, Burlington & Quincy Railroad Company) 100.0 foot wide
<br /> right of way, being 50.0 feet wide on each side of said Railway Company's Main Track centerline,
<br /> as now located and constructed upon, over and across the SWI/4SE1/4 and the S1/2SW1/4 of
<br /> Section 13, Township 1.2 North, Range 12 West of the 6th Principal Meridian, Hall County,
<br /> Nebraska, described as follows, to-wit:
<br /> Beginning at the intersection of the Northeast line of said 100.0 foot wide right of way with
<br /> the rs...rth line of said SI/2SW1/4; thence East along said North line to a point being 120.0 feet
<br /> Northeasterly, as measured at right angles from said Main Track centerline; thence Southeasterly
<br /> parallel with said Main Track centerine 370.0 feet; thence Southerly 28.28 feet to a point being 100.0
<br /> feet Northeasterly, as measured at light angles from & l Main Track centerline; thence Southeasterly
<br /> parallel with said Main Track cerrreline 2,580 feet, more or less, to the South line of said Section 13;
<br /> thence West along said South line to a point being 50.0 feet Northeasterly, as treasured at right
<br /> angles from said Main Track cmiterline; thence Northwesterly parallel with said Main Track
<br /> c--!U ine, and along the Northeasterly IL ie of said 100.0 foot wide right of way a distance of 2,950.93
<br /> feet, more or less, to the, Point of Beginning, and containing 3.567 acres, more or less.
<br /> The Trust Deed recorded at Instniment No.90-107487 of the official records of Hall County,
<br /> Nebraska shall remain in full force and effect against the remainder of the real estate.
