<br /> ROBERT BEBERNiSS and ADELZA BEBERNISS, husband and wife, herein
<br /> called the Grantors, in consideration of Three �Thousand Two Hundred
<br /> and No/100 Dollars received from Grantees, do grant, bargain,
<br /> sell, convey and confirm unto RICHARD L. AMSBERRY and CHARLOTTE A.
<br /> AMSB�RRY, husband and wife, as joint tenants with right of survivorship,
<br /> and not as tenants in common, the following described real estate
<br /> in Hall County, Nebraska:
<br /> Lots One (1) and Two (2) ; in Section Twenty-Seven
<br /> (27) , Township Ten (10) North, Range Ten (10) , west
<br /> of the 6th P.M. , Ha1l County, Nebraska, excepting
<br /> therefrom a tract of ground more particularly described
<br /> in the Warranty Deed recorded at Book 135, Page 453 in
<br /> , the office of the Register of Deeds, Hall County, Nebraska;
<br /> and a15o excepting therefrom a tract of ground more
<br /> particularly described in the �arra�aty Deed recorded at
<br /> Book 139, Page 429 in the office of the Register of
<br /> Deeds of Hall County, Nebraska, and excepting all
<br /> acc•retion ground adjoining to the south thereof deeded
<br /> to William Lee Crouch and subject to a permanent
<br /> easement 22 feet in width along the west side and south
<br /> side granted to William Lee Crouch for access to such
<br /> accretion ground and leases for billboards and any other
<br /> easements appearing of record, and 1973 hay crop. �
<br /> TO HAVE AND TO HOLD the above described premis.es together
<br /> with all tenements, hereditaments and appurtenances �thereto belonging
<br /> unto the Grantees and to their assigns, or to the heirs and assigns
<br /> of the survivor of them forever.
<br /> And Grantors do hereby covenant with the Grantees that
<br /> Grantors are lawfully seised of said premises; that they are '
<br /> free from encumbrance; that they are conveyed subject to covenants,
<br /> conditions, restrictions, reservations and easements of record;
<br /> that Grantors have good right and lawful authority to convey •
<br /> th� same; and that Grantors warrant and will defend the title
<br /> to said premises against the lawful claims of all persons whomsoever.
<br /> zt is the intention of all parties hereto that in the event
<br /> of the death of either of the Gran�ees, the entire fee simple
<br /> title to the real estate shall vest in the surviving Gran�ee. �
