<br /> THIS DEED entered into this 24th day of July, 1973, by and between
<br /> Arthur C. Mayer, Executor under the Last Will and Testament and Codicil
<br /> thereto of John F. Lechner, deceased, Grantor, and Everne G. Darnall
<br /> and Bessie E. Darnall, as joint tenants, Grantees;
<br /> WITNESSETH, that the Grantor, being the duly appointed, qualified
<br /> and acting Executor of Jolzn F. Lechner, deceased, under the Last Will
<br /> and Testament and Codicil thereto, admitted to probate in the County
<br /> Court of Hall County, Nebraska in Estate No. 8779, by virtue of the
<br /> power and authority granted him under said Will and Codicil, and in
<br /> consideration of the sum of Seventeen 'I`housand Five Hundred Dollars
<br /> (�17, 500.00) , to him paid by the Grantee, receipt whereof is hereby
<br /> acknowledged, does by these presents grant, bargain, sell, remise,re-
<br /> lease, convey and confirm unto the Grantees, as joint tenants, and to
<br /> their assigns, and to the heirs, devisees, and assigns of the sur-
<br /> vivor as between them, the following described real estate, to-wit:
<br /> Lot Six (6� , in Block Five (5) , in Rollins' Addition to
<br /> the City of Grand Island, Nebraska,
<br /> ; Together with all and singular the tenements, hereditaments and appur-
<br /> tenances thereunto belonging or in anywise appertaining and also all of
<br /> the estate, right,: title, interest, property, possession, claim and
<br /> demand whatsoever, which the said Testator had in his lifetime, and at
<br /> the time of his decease, an.d which the said Grantor has by virtue o�
<br /> the said Last 4�I'ill and Testament and Codicil thereto, or otherwise,
<br /> of in ar to the above granted premises, and every part and parcel- thereof
<br /> wi.�.h the appurtenances; .

<br /> appurtenances thereof unto the said Grantees and to their assigns, �and
<br /> to the heirs, devisees, and assigns of the survivor as between them,

<br /> Grantor for himself, his successors, heirs, executors, and admin-
<br /> istrators covenants with the Grantees tlzat he is lawfulTy the Executor .
<br /> under the Last Will and Testament and Codicil thereto of John F. Lechner,
<br /> deceased; that he is lawfully seized of said premises; that said premises
<br /> are free from encumbrances and that he has power to convey the same;
<br /> that he has in all respects acted, in making this conveyance, pursuant
<br /> ' to the authority granted him under the Last Will and Testament and
<br /> Codicil thereto of John F. Lechner, deceased; that he has not done,
<br /> made, or suffered any act, matter, or thing whatsoever, . since he was
<br /> ' executor of said estate, whereby said premises or any part thereof,�
<br /> are, shall, or may be impressed, charged, or encumbered `in any manner
<br /> whatsoever; that he will promptly complete the said estate proceedings
<br /> and will eff ect a release of any existing or potential Iiens against
