SURVIVORSHIP WARRP,NTY DEED <br /> JAMES E. GRAVES and HELEN W. GRAVES, husband and wife, herein <br /> called the �rantor whether one or more, in consideration of TEN <br /> THOUSAND TWO-HUNDRED FIFTY and no/100 ($10,250.00) received from <br /> Grantees, does grant, bargain, sell, convey and confirm unto TERRY <br /> J. CHRI5TENSEN and 5USAN M. CHRISTENSEN, husband and wife, as joint <br /> tenants, with right of survivorship, and not as tenants in common, <br /> the following described real property in Hall County, Nebraska: <br /> The East One Half of Lots 4 and 5, Block Twenty-nine (29) , Packer <br /> and Barr's Second Addition to the City of Grand Island, Nebraska, <br /> as surveyed and platted by Benjamin & Associates on June 21, 1973, <br /> Excepting and reserving to the Grantors, their heirs and assigns <br /> an easement over the north ten (10) Feet of the above described <br /> real estate adjacent to Blake Street for the purposes of water and <br /> gas utilities and for that purpose only. <br /> Grantors further convey an easement to the grantees and their assigns <br /> for sanitary sewer line purposes across the west one-half of Lots .: , <br /> 4, and 5, Block 29, Packer and Barr's Second Addition to the City , <br /> of Grand Island, Nebraska, presently owned by the grantors and <br /> described as commencing at the West Lot line of the above as <br /> surveyed at a point 36 Feet 5outh of Blake Street and' running at <br /> an angle in a southwesterly direction across the west one-half of <br /> said Lots 4 and 5 in Block 29, Packer and Barr's Second Addition <br /> to the City of Grand Island to a point 1Q0 feet south of Blake <br /> Street at the west pY•operty line of the real estate for a distance <br /> of 5 Feet on either side of said line for the purposes only of <br /> maintaining a sanitary sewer line presently in existence. <br /> Grantees asstune all liabilities, if any, for paving adjacent to <br /> the real estate herein conveyed. <br /> TO HAVE AND TO HOLD the above described premises together with <br /> all tenements, hereditaments and appurtenances thereto,,belonging <br /> unto the grantees and to their assigns, or to the heirs and assigns <br /> of the survivor of them fo�ever. � <br /> And grantor does hereby cov.enant with the grantees and with their <br /> assigns ar_d with the heirs and assigns of the survivor of them <br /> that grantor is lawfully seised of said premises; that they are free <br /> from encumbrance; that grantor has good right and lawful authority <br /> to convey the same; and that grantor warrants and,will defend the <br /> title to said premises .against the lawfui claims af all persons <br /> whomsoever. <br /> It is the intention o� all parties hereto that in the event of <br /> the death of either of the grantees, the entire fee simple title <br /> to the real es.tate shall vest in the surviving grantee. . <br /> DATED o7 , 1973 <br /> .
