Riley being of lawful age and sound mind, and having been first duly <br />sworn, states the following: <br />1. 1 am the duly authorized and acting sole Trustee under a written Trust Agreement entitled: <br />Riley Family Trust dated December 20, 1995. <br />2. That Bob L. Riley and Nancy L. Riley, Trustees of the Riley Family Trust dated December 20, <br />1995 is the owner as Trustees of the following described property pursuant to a Warranty Deed <br />recorded in the Deed Records of Hall County, Nebraska <br />O <br />��� <br />The SE1 /4 of Section 20, Township 9 North, Range 12 West of the bth P.M., Hall County, Nebraska <br />and <br />The S 1/2 N 1/2 SW 1/4 and the N 1/2 S 1/2 SW 1/4 of Section 21, Township 9 North, Range 12 West of <br />the bth P.M., Hall County, Nebraska. <br />3. That Nancy L. Riley died on March 29, 1998, a copy of her death certificate is attached <br />hereto and marked Exhibit "A". <br />4. That pursuant to said Trust Agreement, said Agreement authorizes me to act as the sole <br />survi'ving Trustee for the purpose of selling the above described property, and to execute all <br />instruments necessary in the performance of said authority. <br />5. Concurrent with the execution hereof, I have exercised the authority vested in me by virtue of <br />said Trust Agreement and Amendments by executing Warranty Deeds conveying the above <br />described real estate. <br />6. As of the time and date of the execution of said Warranty Deeds, said Trust Agreement and <br />Amendments have not been revoked and I have the fully power and authority to act as such <br />sole trustee under the terms, powers and provisions of said Trust Agreement and Amendments. <br />7.
