<br /> thereto of Antoinette Mangelsen, deceased, Grantor,
<br /> authority vested in him to sell real estate as provided in the
<br /> Wi11 and Codicils of said deceased, does by these presents,
<br /> in partial distribution of the assets distributable to the
<br /> re siduary beneficiaries, including the c�rantee, does hereby
<br /> convey, set'over, transfer, and assign to Harold W. Mangelsen,
<br /> Grantee, the fol.lowing described real estate:

<br /> • (Sl/3Ni�+$a) of Section Ten (10) , in Tovsnship Eleven
<br /> (11) North, Range Eleven (11) , West of the 6th
<br /> p.M. , in Hall County, Nebraska,
<br /> TO HAVE �,ND TO HOLD said premises unto the said Grantee, ,
<br /> his heirs and assigns forever.
<br /> The Grantor for himself and his successors does hereby
<br /> covenant with the Grantee that he is authorized in the premises;
<br /> that he has made or done no act v�thich �rould adversely affect
<br /> the gran.tee' s title to said premises; that he conveys the same
<br /> subject to any restra-ctions and easements of record, and subject
<br /> to the provisions of the existing leases; the f ull 1973 land-
<br /> lord' s crop share of rentals passes to the Gran�ee; the 1972
<br /> and all prior real estate taxes have been paid; the grantee
<br /> assumes payment of the 1973 and any subsequent real estate
