<br /> or more, in consideration of Thirty-two Thousand and No/100 ($32, 000, 00)

<br /> received from grantees, does grant, bargain, seli convey and confirm unto
<br /> Paul J. Schafer and Joyce A. Schafer, Husband and Wife as joint tenants with
<br /> right of survivorship, and not as tenants in common, the following described
<br /> real property in Hall County, Nebraska:
<br /> A tract of land comprising a part of the Northwest Quarter (NW4) of Section
<br /> Nine (9), Township Nine (9) North, Range Nine (9) West of the 6th P. M. ,
<br /> Hall County, Nebraska and more particularly described as follows:
<br /> First, to ascertain the point of beginning, start at the northeast corner of
<br /> . said Northwest Quarter (NW4); thence running west along the north line of
<br /> said Northwest Quarter (NW4) a distance of Five Hundred (500, 0) feet; thence
<br /> deflecting left 90°00' and running southerly a distance of Forty-Eight and
<br /> Sixty-Four Hundredths (48. 64) feet to a point on the State Highway south right
<br /> of-way line, and being the ACTUAL point of beginning; thence continuing south
<br /> erly along the last described course, a distance of Five Hundred Twenty-Six
<br /> and Thirty-Six Hundredths (526. 36) feet; thence deflecting right 90°00' and
<br /> running westerly a distance of Four Hundred Twenty-Five (425. 0) feet; t.hence
<br /> deflecting right and running northerly a distance of Five Hundred Twenty-Six
<br /> and Forty-Nine Hundredths (526. 4�9) feet to a point on said highway right-of-
<br /> way line; said point being Forty-Eight and Fifty-One Hundredths (48. 51) feet
<br /> south of the north line of said Northwest Quarter (NW4); thence running east-
<br /> erly along said highway right-of-way line a distance of Four Hundred Twenty-
<br /> five (425, 0) feet to the point of beginning and containing 5. 136 acres more or
<br /> less.
<br /> To have and to hold the above described premises together with all
<br /> tenements, hereditaments and appurtenances thereto belonging unto the grant-
<br /> ees and to their assigns, or to the heirs and assigns of the survivor of them
<br /> forever.
<br /> And grantor does hereby covenant with the grantees and with their
<br /> assigns and with the heirs and assigns of the survivor of them that grantor is
<br /> lawfully seised of said premises; that they are free from encumbrance that
<br /> grantor has good right and lawful authority to convey the same; and that grant
<br /> or warrants and will defend the title to said premises against the _lawful claim
<br /> of all persons whomsoever.
<br /> It is the intention of all parties hereto that in the event of the death of ei her
<br /> of the grantees, the' entire fee title to this real property shall vest in the sur-
<br /> viving grantee.
