<br /> TFIIS DEED �ntered into this lst day of November , 1972,
<br /> by and between Erwin J. Kokrda, Executor under the Last Will and
<br /> Testament of Clara B. Eitelbuss, deceased, Grantor, and Verna S.
<br /> Buckow, Grantee.
<br /> The Grantor being the duly appointed, qualified and acting Executor
<br /> of Clara B. Eitelbuss, deceased, under her Last Will and Testament,
<br /> admitted to probate in the County Court of Ha11 County, Nebraska, in
<br /> Estate No. 8548, by the power and authority granted him under said Will,
<br /> and in consideration of the sum of Twenty-Two 'I�housand Dollars ($22,000)
<br /> to him paid by the Grantee, receipt, excepting for $1,000.00 thereof
<br /> to be held in escrow, is hereby acknowledged, does by these presents
<br /> grant, bargain, sell, remise, release; convey and confirm unto the
<br /> Grantee, and her assigns, the following described real estate, to-wit:
<br /> Lot Two (2) , in Block Fourteen (14) , in Charles Wasmer' s
<br /> Addition to theCity of Grand Island, Hall. County,
<br /> N�braska, subject to any easements and restricti�e
<br /> covenants pertaining thereto; �
<br /> together with all and sinc�ular the tenements, hereditaments and appurten- �
<br /> ances thereunto belonging or in anywise appertaining and also a11 of �E
<br /> the estate, right, title, interest, prop�rty, possession, claim, and
<br /> demand whatsoever, which th� said testatrix had in her lifetime and at
<br /> the time of her demise, and which'the said Grantor has by virtue of �;
<br /> the Last Will and Testament of said deceased, or otherwise, of, in, or
<br /> to the above granted premises, and eve ry part and parcel thereof with p

<br /> Grantor for himself, his successors, heirs, executor, and adminis- ;`
<br /> trators covenants with the Grantee that he is lawfully the Executor �h
<br /> under the Last Wil1 and Testament of Clara B. Eitelbuss, deceased; that•
<br /> he is lawfully seized of said premises; that said premises are f ree
<br /> from encumbrances, excepting any easements or restrictive covenants of
<br /> record, and that he has the power to convey the same; that he has in
<br /> all respects acted in making this conveyance, pursuant to the authority
<br /> granted him under the Last Wil1 and Testament of Cla ra B. Eitelbuss,
<br /> deceased; that he has not done, made, or suffered any act, matter, or
<br /> thinq . whatsoever as executor., whereby said premises or any part thereof `�
<br /> are, sha11, or may be impressed, charged, or encumbered in any manner
<br /> whatsoever; that he will promptly complete the estate of C1ara B. '"
