No apartment house, duplex or triplex shall be built thereon, <br /> nor shall any bas�ment house be built thereon. No structure shall <br /> be erected, altered, placed,. or permitted to remair# thereon other <br /> than one detached dwelling, which may include a private garage, <br /> and other secondary bt�ildings, including a private garage and <br /> swimming pool, incidental to the residential use of the plot. No <br /> dwelling shall be erected for occupancy of more than one family, � <br /> nor shall any dwelling be used for occupancy for more than one <br /> family. No commercial or business enterprise shall be conducted <br /> or operatecl upon said tract. <br /> 3. All frame buildings other than the main structure shall have <br /> the same quality of outside wall finish and roof as that used for <br /> the residence. No such building can be made of unsightly materials, <br /> or boxes or similar lumber. <br /> 4. Ali buildings shall be placed at least One Hundred Thirty-Three <br /> (133) feet back from the east line of the lot, as surveyed, platted <br /> and recorded. Any detached garage or separate secondary structure <br /> shall be not less than One Hundred Fifty-Three (153) feet back from <br /> the east line of the lot, as surveyed, platted and recorded: No <br /> building shall be constructed closer than Twenty (20) feet to the <br /> tract boundary lines if the adjacent tract or tracts are under <br /> different ownership. <br /> 5. No building or dwelling house shall be moved into or onto said <br /> • tract and placed thereon. No trailer, tent, garage, shack or other <br /> unsightly out-buildings shall be used thereon as a dwelli�g at any <br /> time, nor shall any structure of a temporary character be used as - <br /> a residence. This restriction shall not prevent the builder from <br /> using a builder's shack temporarily during construction of any <br /> building or secondary structure, during the course of construction. <br /> 6. The ground floor area of the main residence structure exclusive � <br /> of open porches and garages shall be not less than One Thousand <br /> Five Hundred (1,500) square feet for a one-story dwelling. The <br /> ground floor area of a main residence structure exclusive of open <br /> porches and garages for a one and one-half or two-story main <br /> structure shall be not less than One Thousand (1,000) square feet. <br /> 7. No sod, earth, sand, gravel or trees shall be removed to the <br /> in�ury of the value of or the appearance of said tract and no unused <br /> building 'material, junk or rubbish shall be left exposed on said <br /> tract except during actual building operations. <br /> 8. No worn-out or discarded automobiles, machinery, or parts <br /> thereof shall be stored thereon and no portion thereof shall be <br /> used for automobiles, junk piles, or the storage of any kind of junk <br /> or waste material. <br /> 9. No cows, hogs, goats, shee� or similar animals shall be kept <br /> or maintained on said tract or any portion thereof. However, this <br /> restriction does not apply to the keeping or maintaining of a pony <br /> or horse on said tract. <br /> -1- <br /> ..,��� <br />
