<br /> Beginning at a point on the west line of said Section Ten (10) , said

<br /> west corner of said Northwest Quarter (NW4) ; thence northerly along
<br /> the west line of said Section Ten (10) , a distance of Five Hundred

<br /> southeasterly, a distance of Five Hundred Thirty-Seven and Thirty-
<br /> Three Hundredths (537. 33) feet; thence deflecting right 88° 00 ' and

<br /> and running southwesterly, a distance of Four Hundred Twenty-Five
<br /> and Seventy-Seven Hundredths (425. 77) feet to the place of beginning
<br /> and containing 3.996 acres more or less.
<br /> TO HAVE AND TO HOLD the premises, together with all tenements, heredita-
<br /> ments and appurtenances thereto belonging, unto grantees as joint tenants.
<br /> Grantors covenant with grantees and with grantees' heirs and assigns'
<br /> that (1) grantors are lawfully seised of the premises; (2) the premises are
<br /> free from encumbrance; (3) the premises are conveyed subject to covenants,
<br /> conditions, restrictions, reservations and easements of record, if any, and
<br /> all applicable zoning laws, rules, regulations and ordinances; (4) grantors
<br /> have good right and lawful authority to convey the premises; and (5) grantors
<br /> warrant and will defend the title to the premises against the lawful claims
<br /> of all persons whomsoever.
