<br /> In the event of a total taking, destruction, or loss in value of the Property, the Misczllaneous procceds sLatl

<br /> Borrower shall he in default if any action or procceding, whether civil or criminal, is begun tUat, in I_ender's
<br /> judgment, could result in farfeiture of the Property or other material impairment of I.ender's i�erest in the
<br /> Property or rights under tUis Security Instrument. Borrower can cute such a default and, if acceleration has
<br /> occurred, reinstate as provided in Section 19,by causing the action or proc�ding to be dismissed with a
<br /> ruling tUzt, in Lender's.ludSment,Pr�ludes forfeiture of the Property or other material impairment of
