<br /> ' THIS DEED entered into this 6th day of March, 1972, by and between !
<br /> Myrtle Webber, Executrix under the Last Wi11 and Testament of Edythe G.
<br /> McQuiston, deceased, Grantor, and Gilbert B. Bailey and Virginia F.
<br /> Bailey, as ,joint tenants with right of survivorship, Grantees.
<br /> WITNESSETH, that the Grantor, being the' duly appointed, qualified
<br /> and acting Executrix of the estate of Edythe G. McQuiston, deceased,
<br /> under appointment in the County Court of Hall County, Nebraska, in
<br /> Estate No. 8306, and pursuant �o the authority granted her to sell real
<br /> estate as provided in the Will of said deceased, and in consideration
<br /> of the sum of Nineteen 'I`housand Five Hundred & no/l00 ($19, 500.00) Dollars
<br /> to her paid by the Grantees, receipt whereof is hereby acknoWledged,
<br /> does by these presents grant, bargain, sell, remise, release, convey,
<br /> and confirm unto the Grantees, to their assigns, to the survivor as
<br /> between the grantees, and to the heirs and assigns of such survivor
<br /> forever, the following described real estate, to-wit:
<br /> Lot Seventeen (17) , in Block Three (3) , in "Meves
<br /> First Addition" to the City of Grand Island, Hall
<br /> County, Nebraska.
<br /> Together with all and singular the tenements, hereditaments and
<br /> appurtenances thereunto belonging or in anywise appertaining and
<br /> also all of the estate, right, title, interest, property, possession,
<br /> claim, and demand whatsoever, which the said deceased had in her
<br /> lifetime, and at the time of her decease, and which the said Grantor
<br /> has by virtue of her authority to sell real estate,as Executrix, under
<br /> the Last Will and Testament of Edythe G. McQuiston, deceased.
<br /> TO HAVE AND TO HOLD the said premises with the hereditaments and
<br /> appurtenances thereof unto the said Grantees, to their assigns, to
<br /> the survivor as between the grantees, and to the heirs and assigns of
<br /> ' such survivor forever.
<br /> Grantor for herself, her successors, heirs, executors, and ad- �
<br /> ministrators covenants with the Grantees that she is lawfully the
<br /> executrix of the estate of Edythe G. McQuiston, deceased; that she
<br /> ' is lawfully seized of said premises; that said premise_s are free
<br /> from encumbrances, excepting for any easements and restrictive cove�nants
<br /> of record, and that she has .power to se11 and convey �l�e. same under the
<br /> provisionsof the Last Will and Testament of Edythe G. McS2uiston, �
<br /> deceased; that she has not done, made, or suffered any act, matter
<br /> or thing whatsoever since she was executrix of said estate whereby
<br /> said premises or any part thereof are, shall, or may be impressed,
<br /> charged, or encumbered in any manner whatsoever.
