<br /> THIS DEED.made this _�day of ,�.,?,� , 1971, by and betw�en
<br /> Robert Larson, Executor under the Las Wa.11 and Testament and Codicil
<br /> thereto of Tom George, deceased, late of Hall County, Nebraska, Grantor,
<br /> and Rby John Nelson and Karen M. Nelson, husband and wife, as joint
<br /> tenants with right of survivorship and not as t enants in common, of
<br /> Wood River, Nebraska, Grantees.
<br /> WITNESSETH, that the said Grantor, being the duly appointed, qualified,
<br /> and acting Executor of the Estate of Tom George, c�eceased, under authority
<br /> , granted and conferred upon him under the Will and Codicil of said deceas-
<br /> ed, in consideration of the sum of THI2EE THOUSAND DOLLARS ($3,000.00) ,
<br /> to him paid by Grantees, receipt whereof is hereby acknowledged, does
<br /> by these presents, grant, bargain, sell, remise, convey, and confirm urito
<br /> the said Grantees and to their assigns, and to the heirs and assigns of
<br /> the survivor as between them, the following described premises:
<br /> West Forty-Two Feet (W42' ) of Lot Three (3) , and all of Lot
<br /> Four (4) , and the East One-Half (E%) of Lot Five (5) , all
<br /> in Block Seven (7) , MacColl & LeFlang's Addition, Wood
<br /> . River, Hall County, Nebraska, subject to any easements and
<br /> restrictive covenants of r�cord,
<br /> Together with all and singular the tenements, hereditaments and appurten-
<br /> ances thereunto belonging or in anywise appertaining and also all of the
<br /> estate, right, title, interest, property, possession, claim and demand
<br /> whatsoever, which the said Testator had in his lifetime, and at the time
<br /> of his decease, and which the said Grantor has by virtue of the said
<br /> Last Will and Testament and Codicil thereto, or otherwise, of, in or
<br /> to the above granted premises, and every part and parcel thereof with
<br /> the appurtenances;
<br /> . TO HAVE AND TO HOLD the said premises with hereditaments and ap-
<br /> purtenances thereof, unto the said Grantees and their assigns, and to
<br /> the heirs and assigns of the survivor as between them, forever.
<br /> And the said Grantor, Robert La�rson, for himself and his successors,
<br /> his heirs, executors, and administrators, covenants, promises, and agrees
<br /> to and with the said Grantees that he is lawfully the executor of the
<br /> estate of. the said Tom George, deceased; that he is law�ully seized of
<br /> said premises; that said premises are f ree from encumbrances, and that
<br /> he has the power to convey as aforesaid; and that he has in all respects
<br /> acted in making this conveyance, in pursuance of the authority granted
<br /> in and by the said Last Will and Testament and Codicil thereto of the
<br /> said Tom George, deceased, and that he has not made, done, or suffered
<br /> any act, matter or thing whatsoc�ver, since he was executor as af oresaid,
<br /> whereby the above granted premises or any part thereof, are, shall or
<br /> may be impeached, charged, or encumbered in any manner whatsoever.
