<br /> Evelyn Edwards, Executrix under the Last Will and Testament of
<br /> Helen James Knight, deceased, w ho was one and the same as Helen M.
<br /> James, Grantor, in consideration of the sum of Seven Thousand Dollars
<br /> ($7,000.00) from the Grantee, receipt whereof is hereby acknowledged,
<br /> does hereby grant, bargain, sell, convey, and confirm unto Gerald M.
<br /> Lumbard, herein called the Grantee, the following described real estate
<br /> in Hall County, N�braska:
<br /> Lot Two (2) , in Block Ten (10) , in Windolph's Addition to the
<br /> City of Grand Island, Hall County, Nebraska, and being the
<br /> same premises as those deeded by Quitclaim Deed and recorded
<br /> in Book 101 at Page 135 of the Official Deed Records in the
<br /> Office of the Register of Deeds, of Hall County, Nebraska,
<br /> To have and to hold the above described premises together with all
<br /> tenements, Vhereditaments and appurtenances thereto belonging unto the
<br /> grantee and to grantee' s heirs and assigns forever. The Grantor covenants
<br /> that she: is the duly a��oint�d, qualified, and acting Exscutrix under the
<br /> Last Will and Testament of Helen James Knight, who was one and the same
<br /> as Helen M. James, now deceased, and under appointment as executrix in
<br /> said estate by the County Court of Hall County, Nebraska in Estate No.
<br /> 8099, that she hereby conveys these premises pursuant to authority
<br /> granted her as executrix under the Last Will and Testament of Helen
<br /> James Knight, and individually as the sole devisee and legatee under
<br /> said Will.
<br /> The Grantor does hereby further covenant with the Grantee and with
<br /> Grantee' s heirs and assigns that Grantor is lawfully seized of said
<br /> premises; th�t they are free from encumbrance; that Grantor has good
<br /> right and lawful authority to convey the same; and that Grantor warrants
<br /> and will defend the title to said premises against the lawful claims
<br /> of all persons whomsoever.
