<br /> called the- Grantors in consideration of Ten Thousand and No/100 Dollars
<br /> ($10,000.00) 'received from Grantees, do grant, bargain, sell, convey and
<br /> confirm. unto LARRY J. PLACKE and KAY L. PLACKE, husband and wife, as
<br /> joint tenants with right of survivorship and not as tenants in common,
<br /> the following described real property in Hall County, Nebraska:
<br /> An undivided one-half interest in and to the following described
<br /> real property:
<br /> A tract of land comprising a part of the Northeast Quarter of the North-
<br /> east Quarter (NE4NE4) of Section Twenty-One (21) , Township Eleven (11)
<br /> North, Range Nine (9) , West of the 6th P.M. , in the City of Grand Island,
<br /> Hall County, Nebraska, more particularly described as follows :
<br /> First, to ascertain the point of beginning, start at the intersection
<br /> of the Westerly line of Elm Street with the Southerly line of Anna.
<br /> Street; thence running Southwesterly along the Southerly line of Anna
<br /> Street a distance of Three Hundred Thirty-Four (334.0) feet to the
<br /> ACTUAL point of beginning; also being a point on the West line of Cleburn
<br /> 5treet as condemned by City Ordinance No. 1591 dated February 2, 1938;
<br /> thence continuing along the Southerly line of Anna Street a distance of
<br /> Eighty-Five and Four Tenths (85.4) Feet; thence running Southeasterly,

<br /> line of Anna Street a distance of Eighty-Five and Four Tenths (85.4) Feet
<br /> to a point on the Westerly line of Cleburn Street; thence running North-
<br /> westerly along the Westerly line of Cleburn Street a distance of One
<br /> Hundred Forty (140.0) Feet to the point of beginning and containing
<br /> 0. 274 acres, more or less.
<br /> ' TO HAVE AND TO HOLD the above described premises together with all
<br /> tenements, hereditaments and appurtenances thereto belonging unto the
<br /> Grantees and to Grantees ' heirs and assigns forever.
<br /> It is the intention of all parties hereto that in the event of the
<br /> death of either of the Grantees, the entire fee simple title to the real
<br /> estate shall vest in the surviving Grantee.
<br /> And the Grantors do hereby covenant with the Grantees and with
<br /> Grantees ' heirs and assigns that Grantors are lawfully •seised of said
<br /> premises; that they are free from encumbrance except such as appear of
<br /> record, that Grantors have good right and lawful authority to convey the
<br /> same; and that Grantors warrant and will defend the title to said premises
<br /> against the lawful claims of all persons whomsoever.
