<br /> THAT, WHEREAS, the undersigned is and at all times erei
<br /> mentioned has been the duly appointed, qualified, and acting
<br /> Guardian of the Estate of Rosa L. Schaaf, an incompetent, and,
<br /> WHEREAS, in a proceeding duly brought for the purpose,
<br /> the undersigned was duly licensed by the Honorable Donald H.
<br /> Weaver, Judge of the District Court of Hall County, Nebraska, to
<br /> sell the following described real estate, to-wit:
<br /> Fractional Lot Two (2) in Fractional Block Fifty-three
<br /> (53) in Packer and Barr�s Second Addition to the City
<br /> of Grand Island, arid its complement, to-wit: Fractional
<br /> � Lot Two (2) in Fractional Block Twelve (12) in BakerTs �
<br /> Addition to the City of Grand Island, Ha11 County, Nebraska,
<br /> and,
<br /> WHEREAS, after filing the proper bond and oath, and securing
<br /> � the approval of said bond, the time for said sale was duly fixed,
<br /> and after giving proper notice of the time and place of sale as
<br /> required by law, the undersigned on the 3rd day of December, 1970,
<br /> at the lower level rotunda in the Hall County Courthouse, Grand
<br /> Island, Hall County, Nebraska, commencing at 2 p.m. , being the
<br /> time and place specified in said notice, duly offered such real
<br /> estate for sale at public vendue and af ter keeping said sale open
<br /> for one hour, duly sold said real estate to Harry Eo Reynolds and
<br /> Dorothy M. Reynolds for the sum of Eleven Thousand Eight Hundred �
<br /> Fifty Dollars ($11,850.00) , they� being the highest bidders therefor,
<br /> which sale was thereaf ter duly confirmed by the District Court of
<br /> Hall County, Nebraska, and,
<br /> WHEREAS, the said Court at the time of confirmation of such
<br /> sale duly directed the undersigned on compliance by Harry E. Reynolds
<br /> and Dorothy M. Reynolds with their bid, to make, execute, and
<br /> deliver to the said Harry E. Reynolds and Dorothy M. Reynolds a
<br /> deed of conveyance of said real estate, conveying all right, title,
<br /> and interest of said Rosa L. Schaaf, an incompeten? person, in and
<br /> to said real estate;
<br /> NOW, THEREFORE, in consideration of the premises and the sum
<br /> of Eleven Thousand Eight Hundred Fifty Dollars ($11,850.00) in
<br /> hand paid, receipt of which is hereby acknowledged, the undersigned
<br /> � hereby grants, bargains, sells, conveys, and confirms all right,
<br /> title, and interest of the said Rosa L. Schaaf, an incompetent,
<br /> unto Harry E. Reynolds and Dorothy M. Reynolds, as joint tenants
<br /> with the right of survivorship and not as tenants in common, and
<br /> hereby covenants that it has not made, done or suffered any act,
<br /> manner or thing whatsoever since it was Guardian as aforesaid
<br /> whereby the above granted premises, or any part thereof, are, shall
<br /> or may be impeached, charged or encumbered in any manner whatsoever.
