<br /> County, Nebraska, Party of the First Part, and LESTER CLAUSSEN,
<br /> Party of the Second Part,
<br /> W I T N E S S E T H:
<br /> . That the Party of the First Part, being the duly appointed,
<br /> qualif ied, and acting Executrix of the Estate of �laus A. Tagge,
<br /> Deceased, under his Last Will and Testament, which is of record
<br /> in the County Court of Hall Co�a.nty, Nebraska, under and by virt�ue
<br /> of the power and authority granted to her under such Will, and in
<br /> consideration of the sum of ONE THOUSAND ONE HUNDRED FIFTY AND
<br /> �NO/100 DOLI�'�.S ($1,150.00) to her paid by the Party of the Second
<br /> Part, receipt whereof is hereby acknowledged, does, by these
<br /> . presents, grant, bargain, sell, remise, release, convey, and con-
<br /> firm unto the Party of the Second Part the following described
<br /> real estate situate in the County of Hall, State of Nebraska,
<br /> • to-wit:
<br /> Lots One (1) and Two (2) in Block Three .
<br /> (3) , Third Addition to Cairo, Hall County,
<br /> Nebraska,
<br /> together with all and singular the tenements, hereditaments and
<br /> appurtenances thereunto belonging or in any wise appertaining
<br /> thereto and also all of the estate, right, title, interest,
<br /> property, possession, claim and demand whatsoever which the said
<br /> Claus A. Tagge had in his lifetime and at the time of his death
<br /> and which the Party of the First Part has, by virtue of said Last
<br /> Will and Testament, or otherwise, of, in, or to the above granted
<br /> premises and every part and parcel thereof with the appurtenances.
<br /> TO HAVE AND TO HOLD the above described premises together
<br /> with all tenements, hereditaments and appurtenances thereunto
<br /> belonging unto the Second Party and to his heirs and assigns
<br /> forever.
<br /> And I, ROSE RASMUSSEN, for myself, my heirs, executors and
<br /> administrators do covenant, promise and agree to and with the
<br /> Party of the Second Part that I am lawfully the Executrix of
<br /> the Last Will and Testament of C1aus A. Tagge, Deceased, and
<br /> that as such, I am lawfully seized of said premises, that said
<br /> premises are free from encumbrances, and that I have the power
<br /> to convey as aforesaid and have acted in making this conveyance
<br /> in pursuance of the authority granted in and by such Last Will
<br /> and Testament, and that I have not made, done or suffered any
