<br /> and Testament of Claus A. Tagge, Deceased, late of Cairo, Hall
<br /> County, Nebraska, Party of the First Part, and JOHN P. HALBEISEN
<br /> and BETTY J. HALBEISEN, husband and wife, Parties of the Second �
<br /> Part,
<br /> W I T N E S S E T H:
<br /> � That the Party of the First Part, being the duly appointed,
<br /> qualified, and acting Executrix of the Estate of Claus A. Tagge,
<br /> Deceased, under his Last Will and Testament, which is of record
<br /> in the County Court of Hall County, Nebraska, under and by virtue
<br /> of the power and authority granted to her under such Will, and in
<br /> . consideration of the sum of THREE THOUSAND ONE HUNDRED AND NO/100
<br /> DOZLARS ($3,100.00) to her paid. by the Parties of the Second Part,
<br /> receipt whereof is hereby acknowledged, does, by these presents,
<br /> - grant, bargain, sell, remise, release, convey, and confirm unto
<br /> . the Parties of the Second Part, as joint tenants with the right
<br /> of survivorship, and not as tenants in common, the following de-
<br /> ' scribed real estate situate in the County of Hall, State of
<br /> Nebraska, to-wit:
<br /> Lots Nine (9) and Ten (10) in Block Two
<br /> (2), �irst Addition to Cairo, Hall County,
<br /> Nebraska,
<br /> together with all and singular the tenements, hereditaments and
<br /> appurtenances thereunto belonging or in any wise appertaining
<br /> thereto and also all of the estate, right, title, interest,
<br /> property, possession, claim and demand whatsoever which the said
<br /> Claus A. Tagge had in his lifetime and at the time of his death
<br /> and which the Party of the First Part has, by virtue of said Last
<br /> Will and Testament, or otherwise, of, in, or to the above granted
<br /> premises and every part and parcel thereof with the appurtenances.
<br /> TO HAVE AND TO H dLD the above described premises together
<br /> with all tenements, hereditaments and appurtenances thereunto
<br /> . belonging unto the Second Parties and to their assigns or to
<br /> the heirs and assigns of the survivor of them forever.
<br /> And I, ROSE RASNIUSSEN, for myself, my heirs, executors, and
<br /> administrators do covenant, promise and agree to and with the
<br /> Parties of the Second Part that I am lawfully the• Executrix of
<br /> the Last Will and Testament of Claus A. Tagge, Deceased, and
<br /> that as such, I am lawfully seized of said premises, that said
<br /> premises are free from encumbrances, and that I have the power '
<br /> to convey as aforesaid and have acted in making this conveyance
<br /> in pursuance of the authority granted in and by such Last Will
<br /> and Testament, and that I have not made, done or suffered any
