<br /> GUARDIAN' S DEED

<br /> Know all men by these presents that, in pursuance of an Order
<br />' of the Hon. Donald H. Weaver, Judge of the District Court of Hall
<br /> County, Nebraska, made on the 4th day o f September, 1968, I was li-
<br /> censed by said Judge to sell at public auction in the manner provided
<br /> by law, the real estate hereinafter described; that thereupon I gave
<br /> notice of the time and place of said sale as required by law and at
<br /> the time and place therein specified, after said sale had been held
<br /> open one hour I sold said real estate at public auction to Frederick
<br /> C. Nelson and Laveta L. Nelson, they being the highest bidder therefor,
<br /> that said sale was thereupon reported to said Judge of the District
<br /> Court and by him in all things confirmed and I was ordered to make
<br /> a Deed �?f said premises to said purchaser. .
<br /> NOW, THEREFORE, I, Richard J. Torskey, Guardian of Elsie E.
<br /> Dunn, Incompetent, in consideration of the premises and the sum of
<br /> Ttaelve Thousand Seven Hundred Five & No/100 ($12, 705.00) Dollars so
<br /> bid and paid by Frederick C. Nelson and Laveta L. Nelson, and by virtue
<br /> of the powers intrusted in me by said Order and proceedings do by
<br /> these presents grant, sell and convey unto the said Frederick C. Nelson
<br /> and Laveta L. Nelson, husband and wife, as joint tenants with right
<br /> of survivorship, and not as tenants in common, the following-described
<br /> real property in Hall County, Nebraska, to-wit:
<br /> Lot Seven (7) , in Block Sixteen (16), in South Grand Island
<br /> Addition to the City of Grand Island, Hall County, Nebraska.
<br /> To have and to hold the above-described premises together with
<br /> all tenements, hereditaments and appurtenances thereto belonging unto
<br /> the grantees and to their assigns, or to the heirs and assigns of the
<br /> survivor of them forever.
<br /> And grantor does hereby covenant with the grantees and with their
<br /> assigns and with the heirs and assigns of the survivor of them that
<br /> grantor is lawfully seised of said premises ; that they are free from
<br /> encumbrance, no exception, that grantor has good right and lawful au-
<br /> thority to convey the same; and that grantor warrants and will defend
<br /> the title to said premises against the lawful claims of all persons
<br /> whomsoever.
<br /> It is the intention of all parties hereto that in the event of
<br /> the death of either of the grantees, the entire fee simple title to
<br /> the real estate shall vest in the surviving grantee.
