<br /> , herein called the grantor whether one or more,
<br /> in consideration of Fi fty-three. Thousand & no/100- - ($53,000 .00) Dol lars
<br /> received from grantees, does grant, bargain, sell convey and confirm unto
<br /> A1 R. Panowicz and Evelyn p. Panowicz , husband and wife ,
<br /> as joint tenants with right of survivorship, and not as tenants in common, the following described real

<br /> and West Half of the Southeast Quarter (WZSE4) , Section Thirty=one
<br /> (31 ) , Township Twelve (12) North , Range Ten ( 10), West of the 6th
<br /> P .M. , Hall County , Nebraska, excepting therefrom the rectangular
<br /> tract of 73. 5 acres devised under the will of James B . Lesher,
<br /> deceased, to Rosa Starr, which 73.5 acres are more particularly des-
<br /> cribed as a rec�angular tract with the South line of the SE4 and the
<br /> W1z of the SE4 as its South boundary line , said tract being conveyed
<br /> containing 148.5 acres , subject to highway right-of-way and easement
<br /> for pipeline granted to Kansas-.Nebraska Gas Company , Inc. , excepting and
<br /> reserving therefrom unto the grantor Valera M. Vanderhoof one-half of
<br /> all oil , gas and other minerals on or in said property and one-half
<br /> of the right to all bonuses , leas.e rights and all production .
<br /> To have and to hold the above described premises together with all tenements, hereditaments
<br /> and appurtenances Lhereto belonging unto the grantees and to their assigns, or to the heirs and assigns
<br /> • of the survivor of them forever.
<br /> �nd grantor does hereby covenant with the grantees and with their assigns and with the heira
<br /> and assigns of the survivor of them that grantor is la�vfully seised of said premises; that they are free from
<br /> encumbrance
<br /> that grantor has good right and lawful authority to convey the same; and that gran�or warrants and will
<br /> defend the title to said premises against the lawful claims of all persons whomsoever.
<br /> It is the intention of all parties hereto that in the event of the death of either of the grantees,
<br /> the entire fee simple title to the real estate shall vest in the surviving grantee.
