CORRECTIVE DEED AND AGREEMENT
<br /> WF�REAS, on October 21, 1968, by Survivorship Warranty Deed,
<br /> GRACE R. CAHOW sold and conveyed 60 acres of a certain tract of real
<br /> estate owned by her to KARL E. OPP and COLENE M. OPP, �iusband and
<br /> wife, as join� tenants with right of survivorship, and not as tenants
<br /> in common which tract of real estate, located in Hall County, Nebraska,
<br /> was described as follows:
<br /> The north Sixty (60) acres of the East Half of the 5outh-
<br /> west Quarter (EZSW%) and Lot Three (3) on the Right Bank
<br /> of the North Channel of the Platte River, all in Section
<br /> Twenty-Four (24) , Township Ten (10) , Ranqe L•'leven (11) ,
<br /> i�lest of the 6th P.M. ; and
<br /> :7HL'REAS , said real estate has now been surveyed and boundaries
<br /> established, the said Grace R. Cahow, widow, does herewith acknowledge
<br /> that said Survivorship [Yarranty Deed dated October 21, 1968, recorded
<br /> in Book 157, at Page 575 of the Deed Records of Hall County, Nebraska,
<br /> shall specifically include said Government Lot Three ( 3) in the North-
<br /> west Quarter (Nt�4) of said Section Twenty-Four (24) , containing 41.5
<br /> acres and that portion of the �ast Half of the 5outh�aest �uarter (L%
<br /> SW4) described as follows : Commencing at the center of said 5ection
<br /> Twenty-Four ( 24) , thence south on the east line thereof a distance
<br /> of 610.5 feet, thence west, para�lel with the south line of said
<br /> Section a distance of 1, 320.O��to the westerly line of the East Half
<br /> of the Northv�est �uarter �E%NINT 4� thence north along and u�on said
<br /> westerly line 610.5 ieei. to the south line of said Government Lot
<br /> Three ( 3) , being also the half section line and thence east on said
<br /> half section line to the point of beginning all in To�anship Ten (10)
<br /> North, Range �leven (11) , tdest of the 6th F.M. containing 18.5 acres.
<br /> 1�he parties hereto further agree that the said Icarl E, Cpp and
<br /> Colene D4. Opp shall have a perpetual easement sixteen (lo) feet in
<br /> width upon the westerly side of that part of the East i�alf of the South-
<br /> west Quarter (E1�SF9%) of said Section Twenty-Four ( 24) to which the
<br /> , said Grace R. Cahow has retained title which easenent shall extend
<br /> from the public road along the south side tne��eaf to the south �oundary
<br /> of the tract conveyed to Grantees, being to a r�oint 61Q.5 �e�t �outh
<br /> o� t:�e half se.c�ion line for ingress and egLess fro� said �-:ighway.
<br /> It is the intention of all the parti�s hereto tha� this Corrective
<br /> Deed and Agreement shall cl.arify tl�e d�scription of t��e =ea1 estate
<br /> conveyed by Grace R, Cahow tc Karl L. Opt,� and Colene �I. Opp dated
<br /> Octo�e��- 21, l�'S8, based on an actual sur�ey subsecuently nade and that
<br /> the said Grac� R. Caho��r '_:as cor.vey�d all of �er yicht, title and
