<br /> the authority granted her to sell real estate under the Last Will and
<br /> Testament of Imogene Michelson, deceased, which Will is being probated
<br /> in the Co�.nty Court of Hall County, Nebraska in Estate No. 7577� and in
<br /> the further consideration of the sum of Twenty Five Thousand Dollar�
<br /> ($25,000.00), receipt whereof is hereby acknowledged from the Grantees,
<br /> does grant, bargain, sell, convey, and confirm unto Joh R. Ayers and
<br /> D.i�ne• E. ,�.yers, as joint tenants with right of survivorship and not
<br /> as tenants in common, the following described real estate in Hall
<br /> County, Nebraska:
<br /> Lot Seven (7) , in B1ock Six (6) , in Parkhill Second Sub-
<br /> division to the City of Grand Island, Hall County, Nebraska
<br /> To have and to hold the above described premises, together with all
<br /> tenements, hereditaments and appurtenances thereto belonging unto
<br /> the grantees and to their assigns, or to the heirs and assigns of '
<br /> the survivar of them forever.
<br /> And the grantor hereby covenants that she is lawfully the Admin-
<br /> istratrix c.t.a. under the Last Will and T�stament of Imogene Michelson, .
<br /> deceased, and has power to convey af oresaid; that said premises are
<br /> free from liens and encumbrances, including any lien or encumbrance
<br /> caused by any claim .for any �state, inheritance or personal taxes
<br /> levied against the Estate of Imogene Michelson, deceased, unpaid
<br /> claims or claims for attorney' s fees, administratrix c.t.a. fees,
<br /> or court costs, and that sh� has in all respects acted in making
<br /> this conveyance, pursuant with the authority granted in and by the
<br /> said Last Will and Testament of Imogene Michelson, deceased, and that she
<br /> has not made, done or suffered any act, manner or thing whatsoever, since
<br /> she was administratrix c.t.a. as af oresaid, wh�reby the above granted
<br /> premises or any part thereof, are, shall or may be impeached, charged or
<br /> encumbered in any manner whatsoever.
