<br /> WE, Earl B. Cranford and Rocella Cranford, his wife, herein
<br /> Called the grantors, in cons,ideration of One and NO/100 Dollars
<br /> ($1,00) love and affection, received from grantees, do grant,
<br /> bargain, sell convey and confirm unto Earl B. Cranford and Rocella
<br /> Cranford, as joint tenants with right of survivorship, and not as
<br /> tenants in common, the following described real property in Ha.11

<br /> A tract of land comprising a part of the South Half of
<br /> the West Quarter of the Southwest Quarter of the South-
<br /> east Quarter (S ZW%.SW%,,SE4) of Section Eighteen (18),
<br /> Township Tcaelve (12) North, Range Eleven (11) West of
<br /> the 6th P.M, in Hall County, Nebraska, more particularly
<br /> described as follows: Beginning at the southcaest corner
<br /> . of said Southeast Quarter (SE4) ; thence northerly along
<br /> the west line of said Southeast Quarter (SE4), a distance
<br /> of Two Hundred Seventy-Nine and Four Tenths (279.4) feet,
<br /> to a point Three Hundred Seventy-Eight (378.0) feet

<br /> thence westerly along the south line of said Southeast
<br /> Quarter (SE4) a distance of One Hundred Sixty-Five and �

<br /> beginning and containing 1.061 acres, more or less.
<br /> To have and to hold the above described premises together with
<br /> all tenements, hereditaments and appurtenances thereto belonging
<br /> unto the grantees and to their assigns, or to the heirs and assigns
<br /> of the survivor of them forever.
<br /> And grantors do hereby covenant with the grantees and with their
<br /> assigns and with the heirs and assigns of the survivor of them that
<br /> grantors are lawfully seized of said premises ; that they are free
<br /> from encumbrance; that grantors have good right and lawful authority
<br /> to convey the same; and that grantors warrant and will defend the
<br /> title to said premises against the lawful claims of all persons
<br /> whomsoever.
<br /> It is the in�ention of all parties hereto that in the event
<br /> of the death of either of the grantees, the entire fee simple title
<br /> to the real estate shall vest in the surviving grantee.
