EXECUTOR'S DEED
<br /> KNOW ALL MEN BY THESE PRESENTS:
<br /> Arthur C. Mayer, the duly appointed, qualified and acting Executor under
<br /> the Last Will and Testament of C. R. McKee, deceased, who is also known
<br /> as Clifford R. McKee, and under appointment as such executor by the County
<br /> Court of Hall County, Nebraska in the Estate of C. R. McKee, deceased, and
<br /> by virtue of the authority granted him in the Last Will and Testament r�
<br /> said deceased, does by these presents sell, set over, transfer and assign
<br /> to Mary McKee, her heirs and assigns, in fee simple absolute, in considera-
<br /> tion of the sum of FIFTY-SEV:EN THOUSAND I�'IVE HUNDRED D�LLARS ($57,500.00)
<br /> receipt whereof from the said Mary McKee is hereby acknowledged, the
<br /> following described premises:
<br /> Commencing at a point which is 525 feet north and 33 feet east of the
<br /> quarter section corner between Sections 27 and 28 in Township ll.,
<br /> North, Range 9, West of the 6th P.M., running thence north 100 feet
<br /> along a line parallel to and 33 feet east of the section lin� between
<br /> Sections 27 and 28, the�ce easterly at right angles a distance of
<br /> 36�I.5 feet, thence southerly at right angles, a distance of 247.5
<br /> feet, thence v�resterly at right angles to the southeasterly corner of
<br /> the tract conveyed by the grantor therein named on the 6th day of May,
<br /> 1930, to R. I. Merrick which deed is recorded at Page 627 in B�ok 69
<br /> of the deed records in the office of the Register of Deeds in Hall
<br /> County, Nebraska, then�e northerly along the east line of said tract
<br /> so conveyed to said Merrick to the northeasterly corner thereof,
<br /> thence westerly along the northerly lin2 of said tract so conveyed by
<br /> the grantor to the said Merrick to the place of beginning, subject,
<br /> however, to the easement contained in said deed across the southerly
<br /> 30 feet of the westerly 155 feet of the tract of ground herein con-
<br /> veyed, the intention being to convey that tract of ground conveyed
<br /> by Margaretha Thavenet to the grantor named in the warranty deed dated
<br /> October 13, 1904, and r�corded in Book 34 of Deeds at Pa�e 389 of th.e
<br /> records of Hall County, Nebraska, less, however, that part heretofore
<br /> conveyed by said grantor to said R. I. Merrick recorded in Book 69,
<br /> Page 627, in Hall County, Nebraska.
<br /> � A certain part of the Northwest Quarter (NW4) of Section Twenty-six
<br /> (26) , in Township Eleven (11) North, of Range Ten (10) , West of the
<br /> 6th P.M , more particularly described as foZlows, to-v�rit: From a �
<br /> point where the North right-of-way line of the Union Pacific Railroad
<br /> Company intersects the east line of the Northwest Quarter (NW%) of
<br /> said Section Twenty-Six (26) , running thence Southwesterly along and
<br /> upon the Narth right-of-way line of the Union Pacif ic Railraad Company,
<br /> for .a distance of 450.0 feet to the actual point of beginning; run-
<br /> ning thence North pa.rallel to the East line of said Northwest Quar�er
<br /> (IVWI�) of said Section Twenty-Six (26) , 225.0 feet; runring thence
<br /> Southwesterly parallel to the North right-of-way line of the Union
<br /> ! Pacific Railroad Company, for a distance of 225.0 feet; running thence
<br /> '' South parallel to the East line of the Northw�est Quarter (N4�T4) of
<br /> ; said Section Twenty-Six (26) , 225.0 feet to a point on the North
<br /> right-of-way line of the Union Pacif ic Railroad Company; running thence
<br /> Northeasterly along an� upon the North right-of-way line of t7:�e Union
<br /> Pacif ic Railroad Company, a distance of 225.0 feet to the point of
<br /> beginning, in Hall County, Nebraska.
<br /> To have and to hold the above descx°ib�d premises, together with all
<br /> • tenements, heraditam�nts and appurtenances thereto belonging unto th�
<br /> grantee and to her h?irs �nd assigns forever.
<br /> Arthur C. Mayer, as Executor, d�es hereby warrant that he is authorized
<br /> in the premises to convey th� same; that said premises are not encumbered
<br /> ; by any mortgage or unpaid real estate taxes or sbecial assessments; and
<br /> that upon completion of th� praceedings in the matter of the estat� of
<br /> C. R. McKee, deceased, that title to said premises will be free and clear
<br /> of any liens arising by reason of said estate proceedings. That the grantee,
<br /> Mary McKee takes title subject to the rights of th� occup�ring tenant of
<br /> th� property first above described.
