<br /> That Marjorie Fitzpatrick, as Executrix of the Estate of
<br /> Lloyd C. Kissel, Deceased, and pursuant to authority granted her
<br /> by the Last Wi11 and Testament of Lloyd C. Kissel, which is of
<br /> record in the Office of the Probate Court of Hall County, Nebraska,
<br /> in consideration of Seven Thousand Two Hundred and No/100 Dollars .
<br /> ($7,200.00) in hand paid to her by the Grantees, hereby grants,
<br /> conveys and confirms unto CECIL A. LARSON and BERTHA A. LARSON,
<br /> husband and wife, as joint tenants, and not as tenants in common,
<br /> the following described premises situated in Hall County, Nebrask�,
<br /> to-wit:
<br /> Lot One (1) in Block Forty-Six (46) , Original Town,
<br /> Now City of Grand Island, Hall County, Nebraska,
<br /> together with all tenaments, hereditaments and appurtenances �
<br /> thereunto belonging, and a11 the estate, right, title, interest,
<br /> claim or demand whatsoever of the said Testator in and to the
<br /> same or any part thereof.
<br /> It is the intention of all parties hereto that in the
<br /> event of the death of either of the Grantees, the entire fee
<br /> simple title to the real estate shall vest in the surviving
<br /> Grantee.
<br /> TO HAVE AND TO HOLD the above described premises unto
<br /> the said CECIL A. LARSON and BERTHA .A. LARSON, husband and wife,
<br /> as joint tenants and not as tenants in common, and to their assigns,
<br /> or to the heirs and assigns of the survivor of them, forever. And
<br /> the Grantor hereby covenants that she is lawfully the Executrix
<br /> of the Last Will and Testament of Lloyd C. Kissel, Deceased, and
<br /> has power to convey as aforesaid, that said premises are free
<br /> from liens and encumbrances, including any lien of encumbrance
<br /> caused by any claim for any estate, inheritance or personal taxes
<br /> levied against the Estate of Lloyd C. Kissel, Deceased, unpaid
<br /> claims or claims for attorney's fees, executrixTs fees or Court
<br /> costs, and that �e has in all respects acted, in making this
<br /> conveyance, in pursuance with the authority granted in and by
<br /> the Last �nTill and Testament and that she has not made, done or
<br /> suffered any act, manner or thing whatsoever, since she was
<br /> Executrix as aforesaid, whereby the above granted premises, or
<br /> any part thereof, are, shall or may be impeached, charged or en-
<br /> cumbered in any manner whatsoever.
