<br /> confirm unto Herbert C. Bonsack, Jr. and Edith E. Bonsack, husband and wife,

<br /> lawfully seised of said premises, that they are free from encumbrance;
<br /> that they are conveyed sub�ect to conditions, restrictions, reservations
<br /> and easements of record, visible easements and all applicable zoning laws
<br /> and regulations; that grantor has good right and lawful authority to convey
