<br /> DEAN R. ERICKSON and NAOMI J. ERICKSON, husband and wife, as joint tenants
<br /> with right of survivorship, and not as tenants in common, herein called the
<br /> �rantors, in consideration of One Dollar ($1 .00) and. other good and sufficient
<br /> consideration received from Grantees, do grant, bargain, sell , convey and confirm
<br /> unto GLENN J. KUHLMAN and GAIL I . KUHLMAN, husband and wife, as joint tenants with
<br /> right of survivorship, and not as tenants in common, the following described real
<br /> property in Hall County, Nebraska:
<br /> A certain tract in the West Half of the Northwest Quarter (WZNW4) of Section
<br /> Four (4) , in Township Eleven (11 ), North, Range Nins (9), West of the 6th P.M.,
<br /> Hall County, Nebraska, more particularly described as follows: Beginning at a
<br /> point on the county road line 33 feet south and 206 feet west of the northeast
<br /> corner of said West Half of the Northwest Quarter (WZNWµ) in Section Four (4),
<br /> Township Eleven (11 ),North, Range Nine (9), West of the Sixth P.M. , running
<br /> thence south parallel to the west line of said West Half of the Northwest
<br /> Quarter (WZNW4) for a distance of 257.0 feet; thence running west at right
<br /> angles for a distance of 165.0 feet; thence north at right angles for a dis-
<br /> tance of 260.4 feet, to the county road line; thence east, along said county
<br /> road line, for a distance of 165.0 feet to the point of beginning, containing
<br /> 0.98 acres, more or less.
<br /> TO HAVE AND TO HOLD the above described premises together with all tene-
<br /> ments, hereditaments and appurtenances thereto belonging unto the Grantees and
<br /> to their assigns, or to the heirs and assigns of the survivor of them forever.
<br /> �rantors do hereby covenant with the Grantees ,and with their assigns and with
<br /> the heirs and assigns of the survivor of them that �rantors are lawfully seised
<br /> , of said `premises; that they are free from encumbrance; that this conveyance is
<br /> subject to restrictions and covenants of record; that Grantors have good right
<br /> and lawful authority to convey the same; and that Grantors warrant and will �
<br /> defend the title to said premises against the lawful claims of all persons

<br /> whomsoever.
<br /> It is the intention of all pa,rties hereto that in the event of the death
<br /> � � of either of the Grantees, the entire fee simple title to the real estate shall
<br /> vest in the surviving Grantee.
