' . <br /> (a) Said tract shall be used only for residential <br /> purposes. <br /> (b) No apartment house, duplex or triplex shall be <br /> built thereon, nor shall any basement house be <br /> built thereon. No structure shall be erected, <br /> � altered, placed, or permitted to remain thereon <br /> other than one detached dwelling, which may <br /> include a private garage, and other secondary <br /> buildings, including a private garage and swim- <br /> ming pool, incidental to the residential use of <br /> the plot. No dwelling shall be erected for <br /> occupancy of more than one family, nor shall any <br /> dwelling be used for occupancy for more than one <br /> family. No commercial or business enterprise <br /> shall be conducted or operated upon said tract. <br /> (c) A11 frame buildings other than the main structure <br /> shall have the same quality of outside wall finish <br /> and roof as that used for the residence. No building shall be constructed <br /> closer than Twenty (20) feet to the tract boundary <br /> lines if the adjacent tract or tracts are under <br /> different ownership. , <br /> (e) No building or dwelling house shall be moved into <br /> or onto said tract and placed thereon. No trailer, <br /> tent, garage, shack or other unsightly out-buildings <br /> shall be used thereon as a dwelling at any time, <br /> nor shall any structure of a tes�orary character <br /> be used as a residence. This restriction shall not <br /> prevent the builder from using a builderTs shack <br /> temporarily during construction of any building or <br /> secondary structure, during the course of construct- <br /> ion. <br /> (f) The ground floor area of the main residence structure <br /> exclusive of open porches and garages shall be not <br /> less than One Thousand Five Hundred (1,500) square <br /> feet for a one-story dwelling. The ground floor <br /> area of a main residence structure exclusive of open <br /> porches and garages for a one and one-half or two- <br /> story main structure shall .be not less than One <br /> Thousand (1,000) sc�uare feet. <br /> (g) No sod, earth, sand, gravel or trees shall be removed <br /> to the injury of the value of or the app�arance of <br /> said tract and no unused building material, junk or <br /> rubbish shall be left exposed on said tract except <br /> during actual building operations . <br /> -2- <br /> �� �' <br />
