(i) No cows, hogs, goats, sheep or simtlar animals <br /> i shall be kept or maintained on said tract or any <br /> � portion thereof� However, this restri ction does <br /> I not apply to the keeping or maintaining of a pony <br /> ; or horse on said tract. <br /> ' (�) No billboards, sign boards (except suitable signs <br /> ' for sale of said tract), or unsightly ob�ects of <br /> any kind shall be maintained on said tract. <br /> (k) When a sewer line is laid in any street on which <br /> ' said tract shall abut, it shall be incumbent and <br /> obligatory upon the owner of said tract to estab- : <br /> lish connection with said sewer system without <br /> delay and thereafter to make use of the same to <br /> the exclusion of all septic tanks and other private <br /> methods of handling sewerage. <br /> (1) Cesspools sha11 not be permitted on said tract. A <br /> septic tank and disposal field may be constructed <br /> thereon, provided the same is constructed in accord- <br /> ance with the plans and specif ications approved by <br /> the Department of Health of the State of Nebraska. <br /> ; <br /> i <br /> (m) All construction and building upon said tract s�all <br /> be so performed that it will comply with the require- � <br /> � ments of the building codes and ordinances, including <br /> building code ordinances, electrical code ordinances, <br /> and plumbing code ordinances, of the City of Grand <br /> Island, Nebraska. <br /> (n) No fences or hedges f or the purpose of dividing or <br /> enclosing properties shall be constructed or <br /> planted forward of the front elevation of any resi- <br /> dential house or residential main structure. <br /> (o) Said tract shall not be subdivided or further divided, <br /> except that said tract may be divided into subtracts <br /> or sublots of at least one-half of the size of the <br /> original tract. Any such subdivided tract or 1ot <br /> shall have the width of at least one-half of the <br /> width of the original tract and a full depth of <br /> Three Hundred Thirty (330.0) feet. If this said tract <br /> is so subdivided, the dividing line of said subdivided <br /> tract shall, f or the purpose' of Paragraph (c) above as <br /> to construction to a lot line or tract line, be con- <br /> sidered as a tract line or lot line and no building <br /> shall be constructed closer than twenty (20) feet to <br /> such tract or lot Iine. <br /> (p) If any of these restrictions and covenants running <br /> with the land herein set forth are violated and <br /> declared void by a Court of competent jurisdiction, <br /> the remaining restrictions and covenants running with <br /> -3- <br /> � r . . <br /> ��._:-�� <br /> . <br />
