<br /> THIS DEED, made this llth day of July, 1966, by and between Frank
<br /> Denman of Alda, in the County of Hall, State of Nebraska, Executor under
<br /> the Last Will and Testament of Evelyn Blanche Steele, deceasecl, late of
<br /> Alda, in the County of Hall, State of Nebraska, Party of the First Part,
<br /> and Clarence Minor and Charlene K. Minor, husband and wife, as joint
<br /> tenants and not as tenants in common, Parties of the Second Part.
<br /> WITNESSETH, that the said Party of the First Part, the duly ap-
<br /> pointed, qualified and acting Executor of said Evelyn Blanche Steele,
<br /> deceased, under her last will and testament which is of record in the
<br /> offiCe of the Probate Court of Hall County, Nebraska, by virtue of the
<br /> power and authority granted and conferred upon him under said Will, and
<br /> in consideration of the sum of 5even Thousand Five Hundred Dollars
<br /> ($7,500.00) to him paid by �the Parties of the Second Part, the receipt
<br /> whereof is hereby confessed and acknowledged, does hereby bargain, sell,
<br /> remise, release, alien, convey and confirm unto the said Parties of the
<br /> Second Part and to their assigns, and to the heirs and assigns of the
<br /> survivor of them forever, all of the following described parcel of land,
<br /> situate, lying and being in the County of Hall, State of Nebraska, to-wit:
<br /> Lots Two (2) and Three (3) , in Block
<br /> Twenty (20) , Original Town of Alda,
<br /> Hall County, Nebraska,
<br /> together with all and singular the tenements, hereditaments and appurten-
<br /> ances unto the same belonging or otherwise appertainingp and also all the
<br /> estate, right, title, interest, property, possession, claim and demand
<br /> whatsoever, which the said Testatrix had in her lifetime, and at the
<br /> time of her decease, and which the said Party of th� First Part has by
<br /> virtue of the said Last Will and Testament or otherwise, of, in or to
<br /> the above described premises, and every part or parcel thereof with
<br /> appurtenances.
<br /> TO HAVE AND TO HOLD the said premises aforesaid with the heredita-
<br /> � ments and appurtenances thereof unto the said Parties of the Second Part
<br /> and to their assigns, or to the heirs and assigns of the survivor of
<br /> them forever. It is the intention of all parties hereto that in the
<br /> event of the death of either of the grantees, the en.tire fee simple
<br /> title �o the real estate shall vest in the surviving grantee.
<br /> And the said Party of the First Part, for himself, his heirs, ex-
<br /> ecutors and administrators, does covenant, promise and undertake to and
<br /> with the said Parties of the Second Part, their assigns and heirs, that
<br /> he is lawfully the Executor under the Last Will and Testament of Evelyn
<br /> Blanche Steele, deceased, and that he has not made, done or suffered
<br /> any act, matter or thing whatsoever, since he was Executor as aforesaid
<br /> whereby the above granted premises, or any part thereof, are, shall
<br /> or may be impeached, charged or encumbered in any manner whatsoever
<br /> and that he is lawfully seized of said premises. .
<br /> IN WITNESS WHEREOF, the said Party of the First Part has hereunto
<br /> set his hand the day and year first above written.
